Overview
Blending in perfectly with its environment, Swallows Rest is a traditional Cotswold stone cottage, tucked into pretty gardens. The row of cottages sits on the edge of the village of Laverton, surrounded by rural views and is a very peaceful and relaxing place to stay.
Swallows Rest is a real home away from home offering a traditional style that is warm, welcoming, and comfortable. There's a spacious, open-plan kitchen-diner, separate living room and a light and airy sunroom which opens onto the enclosed rear garden. There are three well-appointed bedrooms on the first floor including one with an antique four-poster bed and a family bathroom, on the second floor the fourth bedroom with an ensuite bathroom and the most glorious of views.
This charming cottage has beautiful gardens both front and back. To the front, the pretty garden has borders filled with flowers including a magnificent Hydrangea bush and roses climbing over the front door. The rear garden is fully enclosed with a smooth lawn, planting and a stone patio, perfect for al-fresco dining and watching the vivid sunsets over Bredon Hill in the distance.
Ground Floor
Entrance Hall:
The traditional wooden front door opens into a tiled entrance hall. To your left the door to the kitchen-diner and to your right, the living room.
Kitchen/Diner:
This generous open plan space runs the length of the cottage, the window to the front looks out over the front garden and lets the sunshine flood in. There's a country-style wooden table that seats six comfortably and it’s in close proximity to the kitchen area, making for sociable mealtimes. The kitchen is well-equipped with everything you could possibly need to create wonderful meals including a range-style stove with a gas hob and electric oven and washing up ceases to be a chore with a full-size dishwasher.
From the kitchen area, there are two steps to the rear hall which has a handy downstairs cloakroom and where you'll find the washer-dryer and a separate freezer if you need it. There's also a side door to the back garden.
Sun Room:
This lovely room has two comfy three-seater sofas and double doors which open to the garden. There are wonderful rural views to the rear and it’s a relaxing and sunny spot to curl up with a good book or just listen to the birds singing outside.
Living Room:
The living room is double aspect and furnished with two vibrantly coloured plump sofas upholstered in shades of purple and turquoise. The wooden floor is topped with a colourful rug and light comes from a ceiling chandelier and two reading lamps. The coal-effect gas fire creates a warm cosy glow on chilly evenings and there’s a large screen Smart TV for entertainment, there's also a DVD player.
First Floor
Stairs lead from the entrance hall to the first-floor landing and a window taking in the rural views.Bedroom One:
The antique four-poster double bed is the focal feature of this spacious bedroom which overlooks the front garden. There's a large antique wardrobe, bedside cabinets with reading lamps and a dressing table set with a triple mirror and stool. Above the occasional chair is a wall-mounted TV.
Bedroom Two:
This delightful single bedroom has lovely views over the back garden and beyond to Bredon Hill. The room is furnished with a full-size single bed, a dressing table with a reading lamp and a rocking chair. There's also a built-in cupboard with hanging space and a wall-mounted TV above the bed.
Bedroom Three:
The second of the single bedrooms looks out over the front garden and is equally charming. This spacious yet cosy room has a double wardrobe, dressing table and a little bedside table with a reading lamp.
Family Bathroom:
The main family bathroom has a bath with a shower over, a handbasin and a WC. There’s also a mirrored bathroom cabinet and a heated towel rail. The frosted window lets natural light in.
There is a second flight of stairs with a door at the bottom to Bedroom Four.
Second Floor
Bedroom Four:Encompassing the whole of the second floor this spacious bedroom features a double brass bed, built-in wardrobes, bedside tables with reading lamps and a panoramic window that showcases the incredible views. From here you can watch the weather as it changes and the magical sunsets over Bredon Hill. You might also be lucky enough to catch a glimpse of the steam train as it trundles past.
Ensuite:
The ensuite bathroom is vast. There's a standalone bathtub with a handheld shower, WC and handbasin. A large Velux window lets in plenty of natural light.
Outside
To the rear of Swallows Rest is a large, enclosed garden with a gate to the parking area behind the cottage. On one side is a field where you'll often see sheep grazing and further beyond there are green paddocks. The stone patio has a six-seater wooden table with chairs and bench seating, there are also two reclining loungers and an American smoker BBQ. It's a lovely space for al fresco dining and drinks on warm summer evenings and to take in the wonderful sunsets.Swallows Rest also benefits from a pretty front garden filled with cottage plants, it creates the perfect frame for this lovely Cotswold cottage.

There is a Midcounties co-op in Broadway (2 miles) which has an excellent selection of essentials. Broadway also has some wonderful independent boutiques and stores, and an excellent deli. In Evesham (6.6 miles) you’ll find all the major supermarkets including Tesco, Waitrose, Aldi, and an M&S Food Hall.

- The stairs to bedroom 4 are quite steep and open into the room. There is however a door that can be closed at the bottom of the stairs.
- The shower is over the bath so guests must be able to step into the bath
- Swallows Rest is situated in the middle of a very quiet residential area, in consideration of our neighbours we respectfully request that noise levels are kept to a minimum after 10 pm, especially outside on warmer evenings.
- We appreciate that fireworks might be fun to have for a celebration, but they present too high a risk in our area with some very old houses neighbouring our property. Therefore, please do not use fireworks in any area, inside or outside whilst at Swallows Rest. We hope you understand our concern.

We thoroughly enjoyed our stay at the charming Swallows Rest property. The cottage was clean, cosy and comfortable. Really impressed, the property was immaculate and very well equipped. There was a bottle of bubbly in the fridge, chocolate biscuits and plenty of milk, sugar and coffee as part of the welcome pack. TV's in every bedroom, comfortable beds and plenty of towels and toiletries. Very convenient for visiting this very picturesque area. All in all, I would thoroughly recommend.

Beautiful cottage! The decor was lovely and everything was well thought out. Really enjoyed the welcome biscuits and prosecco. Great to have tea bags and milk available on arrival after our long trip. It was extremely clean and the beds were very comfortable. We lovely waking up the to sound of sheep bleating and enjoyed watching the sheep dog herding from the top room! The garden is beautiful with an apple tree. We had a BBQ as well. The owner was really quick to respond and very friendly. We can't wait for our next visit!

The house was just as advertised. Very clean and comfortable. The house was well stocked with bathroom and kitchen essentials though I did wish I had taken kitchen roll!
Around the property were numerous instructions one of which told us how quiet the area was. In the instructions before arriving we were told no noise outside after 10pm. During our stay we obeyed these rules. Our neighbours did not. I was still listening to their garden party noise at midnight. There was a similar situation on the second night though it did finish earlier. Such a shame that this was the only blight on our stay.
We all loved the property and would happily return, however because its not dog friendly we will need to find a dog friendly option in the area.

Amazing stay

What a beautiful cottage! I had explored this cottage on a 3d tour before we arrived (numerous times!) but nothing could prepare me for how beautiful the cottage actually was. It was the perfect space for a multi generational break away celebrating a 60th birthday.
We had a 1 year old with us, and I cant recommend this cottage enough for someone travelling with children. They had baby gates, travel cots stored away upstairs, a beautiful vintage style silver cross high chair, even peppa pig cutlery which my daughter loved!
This really was a home from home, and we really hope to return again soon.

We had a lovely winter stay at Swallows Rest and recommend it very highly. Beautiful setting and the cottage has everything required for a relaxing stay even in the depths of December. Warm and welcoming on arrival with twinkling Christmas tree, bowl of chocolates, and Prosecco in the fridge. Every need has been considered in the kitchen, and pretty, comfortable thoughtfully decorated rooms throughout the cottage. Thank you to Dave, who cheerfully appeared at short notice to quickly resolve a small technical challenge! We enjoyed exploring the local area and spent much time in gorgeous Broadway and in all their lovely shops.

Swallows Rest was a lovely house in a beautiful location. Very well equipped and spotlessly clean. Comfortable beds and the peace and quiet was wonderful. Would definitely recommend a stay here as its easy to get to places of interest and there are some great walks on the doorstep.

Stay at Swallows Rest Cottage

Swallows Rest cottage is a very well presented and equipped cottage in a beautiful location. The views from the Master Bedroom are wonderful and our children enjoyed watching the steam train pass.
Laverton itself is a very picturesque village and makes a great base for exploring the local area, including Broadway which is a short drive away.

Ideal location to visit the Cotswolds, 2mn drive to Broadway and many restaurants around. But the cottage is perfectly equiped if you want to cook and enjoy this very cosy place.

Delightful cottage in excellent location

This was the second time my friends and I have stayed in this cottage. Its spacious and comfortable and in an excellent location for exploring the Cotswolds. There was a supply of tea, coffee & Prosecco all of which were very welcome.

Absolutely spectacular setting for a house. Lots of great things about the property: lovely garden, very comfy beds. Bathrooms in lovely condition - extremely clean house with almost everything you could need for a shirt stay. WiFi is really slow and didnt always work and TV has very old interface, Netflix took an age to run and no other apps of use. This house is perfect if youre looking to get away from technology and get out into the lovely countryside !

Our party consisted of four adults, a three-year-old and a baby. Swallows Rest suited us all. The children loved the garden, and the house provided a choice of travel cots plus high chair. Having two sitting rooms, one with direct access to the garden, was a bonus.
The kitchen is well-equipped, and we were pleased to find a bag of dishwasher tabs - a holiday cottage first. Comfortable beds and quiet surroundings make for restful nights.
The location is glorious - far-reaching views, Broadway and all its charms just a 10-minute drive away.
We did encounter two problems and had to contact the owners for one and the company for the other. The owners could not have been more helpful and resolved the problem we took to them immediately.

We had a wonderful break using this outstanding cottage as our base for exploring the Cotswolds. Lots of attention to detail and the property is a delight and short of nothing at all, a true home from home.
It is situated in a lovely quiet spot and there are numerous walks from the village to be enjoyed. We did that but also found all the well-known (beautiful) Cotswolds towns and villages were within a few minutes drive by car.

Excellent quiet location

Swallows Rest cottage is in a lovely quiet location overlooking fields behind the property. We throughly enjoyed our few days away here, walking in the Cotswolds and relaxing at the cottage when we got back. There is a sun room at the back that we used quite a bit and theres a good space to eat outside at the back in the garden if the weather is good. The kitchen has everything you might need, including a range cooker and a dishwasher, also a washing machine and dryer. We enjoyed sitting in the separate lounge at night to watch tv. The bedroom right at the top of the house has great views over the fields with lots of bird life to see and it has its own en-suite bathroom. We can thoroughly recommend a stay here if you like a home from home holiday.

Excellent stay at Swallows Rest

We had an excellent stay at Swallows Rest.
We were nervous becuse it was our first trip out of lockdown, but the place was spotless and felt very safe and cleaned throughout.
Lovely garden where you can enjoy a nice meal/drink in the sun, with a view of the sheep in the adjacent field.
The area is wonderful and the location - very close to the the pictoresque Brodway - is perfect.
The hosts were very accomodating and super efficient.
We would definitely consider staying here again.

A lovely homely stay

We were in the area for a family wedding. The accommodation was very clean and had every amenity we needed. The only issue we had was after enquiring by email as to whether there was a walk-in shower due to having older parents, we received a reply confirming there was. But in fact it is an over the bath shower not a walk-in so this was an issue. Otherwise the accommodation was excellent.

Laverton is a quiet village, but is close to all the places we like to visit in the area, and I would happily stay again.

Perfect bolthole to escape to

We had a fabulous couple of nights in this lovely cottage. We were looking to getaway from home as an escape having being in lockdown for many months and we managed just that. A couple of nights of peace and tranquility in a beautiful location. The Cottage is well equipped and the interior is delightful. We would recommend this Cottage to anyone.

The perfect cottage and location for a weekend away with friends near Broadway

We really enjoyed our stay at Swallows Rest. Set in a beautiful hamlet of Laverton with nice walks around. Plenty of car park space for three cars. Inside was a pleasant surprise. Clean and modern with a bit of vintage style with quality furnishings that made the cottage cosy and welcoming. Two great sitting rooms for socialising - one without a TV so great to sit and look out at the garden with the French doors open whilst having a cuppa. The bedrooms had antique furniture and a Cath Kidston style bedding which was really nice. The large fully equipped modern kitchen diner was a great room too. All superb! No negatives at all. The cottage was situated between Broadway and Winchcombe, so really good for visiting the towns. Great walks around too if you like that sort of thing. Would definitely come back again. In the summer next time to take advantage of the garden space and furniture.

Perfect location for a walking holiday with footpaths from the door. Lovely house with all the basics provided. View from second floor wonderful. Only comment is that the house is looking a bit tired in places and could do with some redecoration, not quite what I expected for the price.

A lovely quiet retreat

This cottage is of exceptional quality. The decor is very attractive, it is very well equipped and the condition of everything is excellent. The bathrooms are stunning. It was very clean and with pleasant fragrances throughout. There were only three of us and we were only there two nights but it is clearly suitable for bigger parties and longer stays. The back garden is a good size and with great views. A useful addition would be a movement sensitive light at the back so that when returning at night from the parking area you can see where to go. The village is quiet with no shops/pubs but Broadway is only a short drive away.
