Sage Cottage is a quintessential Cotswold home, set in a village that exudes charm and community atmosphere. Tucked away on Blockley’s peaceful High Street, it sits amongst a row of pretty Cotswold stone cottages and stretches across three floors, with a raised garden at the rear.
On the ground floor, the kitchen is a bright and welcoming space, ready to be filled with the sounds of family gatherings and home-cooked meals. A dedicated coffee corner, complete with a Sage bean-to-cup machine, ensures the perfect start to the day for coffee lovers. The open-plan sitting and dining area is ideal for shared meals that can flow out onto the terrace in warmer months. The reading nook offers a cosy retreat after countryside walks or local adventures and children can enjoy their own space in the snug with its wood burner and TV. There is a handy utility hidden away to one side where you can do any necessary laundry and there's a cloakroom at the end. Upstairs, two beautifully styled bedrooms await on the first floor, one with an en-suite, alongside a family bathroom featuring a roll-top clawfoot bath. French-style furnishings and calm, considered colours continue the cottage’s serene aesthetic. The master bedroom occupies the second floor, complete with a super-king-size bed and en-suite shower room, providing a quiet retreat to read, relax, and enjoy the village views from the window.
Outside, the terraced garden is perfect for al fresco meals or simply soaking up the tranquil pace of village life. BBQs are thoughtfully positioned on the terrace and near the patio doors for convenience. From the front door, walks weave through Blockley and beyond to Broad Campden and Chipping Campden, while a short drive opens up Regency Cheltenham Spa, Stow-on-the-Wold, Chipping Norton, or Stratford-upon-Avon.

The kitchen is a bright and inviting heart of the home, where traditional cottage charm meets relaxed French farmhouse style. Crisp white units, stone-tiled floors, wooden worktops, and exposed beams create a warm yet airy space for cooking and gathering. Equipped with an oven, hob, Belfast sink, and generous worktop space, it’s perfectly set up for preparing family meals. Just a couple of steps up, the open-plan living and dining area is flooded with natural light through a skylight, creating a relaxed, airy atmosphere. Comfortable sofas and a six-seater dining table make this the perfect spot for meals, drinks, or simply curling up after a day exploring. Sections of exposed stone wall add rustic character, while doors open onto the raised garden, letting indoor and outdoor living flow effortlessly. Tucked into the living room, a charming reading nook offers the perfect cosy corner to enjoy a cup of tea and immerse yourself in a book.

Bedroom One
A twin room decorated in soft blue and beige tones, ideal for children or friends, with a decorative fireplace and a charming window seat overlooking the village. From here, you might spot sheep grazing in the nearby field - a lovely reminder of the countryside on your doorstep.

A few steps higher, this king-size bedroom is light and serene, with high ceilings and exposed beams. Overlooking the garden, it also benefits from its own en-suite shower room, offering privacy and comfort.
En-Suite Shower Room
Exposed stone behind the mirror adds rustic character, while a shower, WC, and sink create a practical and stylish private space.
Bathroom
The main bathroom is a spa-like retreat, centred around a luxurious roll-top clawfoot bath. A separate shower, WC, and sink complete the tranquil space, perfect for long soaks and unwinding after a day exploring the Cotswolds.
Second Floor
Bedroom Three
This master bedroom up under the eaves will be fought over with its super-king-size bed. The whitewashed wooden floor, panelled cupboard and blue and green soft furnishings give this room a breezy seaside feel. The window looks out over the high street and neighbouring cottages to the hill and fields beyond.
En-Suite Shower Room
The final en-suite is a spacious shower room with a sink and WC. This space retains its cottage feel with open beams and wooden furniture.
Outside
The dining area doors take you out to the raised garden. The lower terrace has central steps up to a lawned area and then up again to a terrace where you’ll find the outdoor dining table. This sun trap is a fantastic place for dining al-fresco and soaking in the country air. To the front of the cottage is parking for one car.

Walks: From the doorstep of Sage Cottage you can follow a trail along Blockley Brook into nearby Dovedale Woods. This is a great place to walk the dogs. Follow Blockley Brook for a lovely walk with dogs and children. There are also a number of routes taking you to nearby towns and villages if you’re feeling more adventurous. Walk across the fields to Broad Campden and continue on to Chipping Campden where you can reward yourselves with a pub lunch.

The Location
Blockley offers a picture-perfect escape for those looking to explore the Cotswolds yet stay away from the crowds. The village rose to prominence in the 18th and 19th centuries as a centre for the English silk industry, and it lies within the Cotswold Area of Outstanding Natural Beauty, tucked into a valley away from the usual tourist trails. The Norman church, St Peter and St Paul’s, featured in the Father Brown series where it became the fictional St Mary’s church in Kembleford and the centre of period detective mysteries. Sage Cottage was the perfect place for us to stay with our daughters, their partners and our dog. It is really well equipped, with plenty of space for six adults. It’s in the heart of a beautiful Cotswolds village too, with lovely walks accessible from the doorstep. The Victoria sponge cake was an added bonus!

We had a very comfortable stay at Sage Cottage, we would highly recommend the cafe/restaurant in the village, excellent food. The cottage is handy to see plenty of the Cotswold villages and is only 40 minutes to the Cotswold Safari Park, well worth a visit. The cottage would benefit from additional plates and mugs so the dishwasher doesnt have to be put on every day, but otherwise the cottage is excellent.

We loved the location as it's tucked away at the end of the road, the walk to 'town' was a highlight of mine every morning. I stayed here for 3 nights with my family of four and the grandparents. We were thrilled with the property - it certainly felt 5 star! Everyone had their own space, it was so much bigger than photos showed, we were pleasantly surprised with the quality of every room and bathroom.

A superb cottage

Thanks to the owners. A beautiful, cosy cottage with everything provided for a comfortable stay. The cottage is decorated and furnished to a very high standard . The kitchen has everything provided for cooking and cleaning up, the lovely cake and milk was much appreciated. The wood burner was also very useful (some logs provided too). Sage Cottage is in a great location in the beautiful village of Blockley which is very close to many of the Cotswolds idyllic places to visit. The negative with Blockley is the vast amount of cars parked on the very narrow High Street!! Sage cottage benefits from having a small parking space outside which was needed as we had a baby with us. We did however have 2 other cars and parking was very difficult at times. The Western Arms pub was great and also the cafe, once we got in after queuing for some time. Overall I would strongly recommend Sage Cottage and Blockley for a lovely Cotswold visit.

Perfect cottage for a weekend with friends

This is a first class accommodation with a great layout, comfortable bedrooms and space enough for 6 adults. We were a group of 4 so had lots of space to relax and enjoy the house. The communication from Bolthole Retreats was excellent and everything was very clear, would book with them again and would highly recommend Sage Cottage.

This is a lovely cottage in a very pretty village and we had an enjoyable stay. However, the kitchen was very poorly equipped with only 6 of everything which means that the dishwasher was contantly on. There was no casserole dish provided, and other ovenware was very limited. Also there was not enough seating for 6 people to sit together in either living room.

Beautiful cottage in a lovely village

We enjoyed 2 nights in this very spacious and quiet cottage that is within walking distance of 2 pubs and the cafe. There is plenty of room for 3 couples and your furry friend. The fittings/fixtures/decor are of a high quality and the kitchen is well equipped. It is cozy and warm and we would highly recommend as a perfect base for your Cotswolds touring. Would definitely stay again.

Beautiful cottage in a very pretty village

We loved our time in this pretty little cottage. Well equipped, very comfortable and great to be able to park outside. Blockley is beautiful, we've visited a number of times. The village cafe is wonderful and sadly the only decent place to eat in the village, but there are so many great eating places a short drive away. We struggled with TV connectivity in the rear room until we moved a WiFi router from the bedroom into there.

What an enjoyable village, but most importantly what a dynamic cottage to enjoy our visit. While the cottage entrance stresses its historical significance, however once you enter, you are immediately confronted by up-to-date charm, amenities, and relaxing floor plan to accommodate your stay. An additional gem to the cottage is the parking slot immediately in front of the door. The village is perfectly located to enjoy the exploration of the Cotswold's.

Lovely cottage in a quaint village

Blockley is a quaint village nestled in rolling hills with a fabulous cafe to get your coffee fix and walks around the local hills galore. Lovely and clean cottage, perfect for our group of 6 and twin babies. Only negative is the company makes you check in after 4pm and check-out before 10am with no flexibility which we found a bit unreasonable.

Beautiful cottage in a beautiful village

We were able to get early check in to the cottage which was great and enabled us to leave our car, unpack and have an explore of the beautiful village. We had a late lunch at the village cafe which was very good. Amazing cocktails are to be had in the Crown Hotel which is run by a lovely family where the service was fabulous.
The cottage itself is immaculate and has beautiful decor and first class bathrooms.
Our only criticism was that the kitchen was quite cold as the underfloor heating was only on very low.
Also we were unable to light the wood burner despite several attempts We all have woodburners so it's not user error and this one just was unusable which was a shame as we were looking forward to using the snug but without the log burner it was a cold room.

Sage cottage was beautiful. It was clean, comfortable, cosy and an absolute joy to stay in. It is very well equip with everything we needed in the kitchen and lounge including a log burner in the snug. There are thoughtful and beautiful touches everywhere you look. The surroundings are peaceful, quiet and relaxing. We didnt make use of the lovely garden due to the weather but could certainly see how lovely it would have been. The cottage is well appointed, easy to find and park up. Blockley is a stunning village with an excellent cafe and shop in walking distance.
We thoroughly enjoyed our stay and only wished it was longer, genuinely sad to leave.

A picturesque arrival at Sage Cottage, weaving through charming Blockley, arriving at a honey stone home with lavender brushing the entrance. There are a few low doors in the property so remember to duck, a modern kitchen, relaxing French style furnishings with lots of upcycled pieces. Beautiful. A great social space for dining inside and out and fantastic bathrooms (3 plus cloakroom) Back garden accessed through full set of steps so not suitable for very young but a lovely sun trap on the top terrace. We dined at Michaels in Chipping Campden, breakfasted at No.1 Cotswold in Moreton and coffee at Blockley Cafe. Make time to wander around the village, find the brook and picture the houses and shop fronts in centuries past. You will be charmed. Great information pack provided so take a look! Thankyou.

The cottage was great. Every bedroom gets a bathroom and furnishings are immaculate.
We particularly enjoyed the top terrace for morning and evening drinks.

The property is beautifully furnished throughout, it is tastefully decorated and it has all of the amenities you could want for an escape holiday. The layout is suitable for 6 with each bedroom having its own bathroom facilities - this alone makes it a rare and excellent find. There is also a downstairs cloakroom. The garden is nicely laid out with a large table for 6 on a patio. Be aware that there are some steep steps to climb for access, which was fine. Parking outside was simple enough and didnt create any problems for us. There is a good guide supplied and this was helpful. The local area is beautiful and is much quieter than the well known villages around. It was incredibly peaceful around and everyone we met was friendly and made us feel welcome. There were a couple of teething issues but nothing that ruined the enjoyment of our stay. These have been fed back. I would highly recommend Sage Cottage. Its in a beautiful location with good access to surrounding attractions. A local shop and pub were also good outlets with friendly staff and good local food.

Perfect in every way

Sage Cottage is the most delightful cottage in a beautiful village. The cottage is just to die for! Such a lovely place to stay. Everything you need is there and it's perfectly located to explore the Cotswolds. We took our dog and there were many walks on our doorstep. One day we walked to Chipping Camden which was lovely. We made use of the very well stocked village shop which is open everyday til 7pm. Would highly recommend and will definitely book again.
One recommendation would be to provide a draining board for washing up at the sink.
