There is an old quote that says you should never ‘judge a book by its cover’, and this could be true of Ridgeway Farmhouse, with its simple exterior belying the stylish design found within. Surrounded by an expansive wrap-around garden with a wood-fired hot tub, this dog-friendly, four-bedroom house sleeps eight guests in comfort and offers the most glorious views over the Ragley Estate. With fields and trees as far as the eye can see, and historical gems such as William Shakespeare’s Stratford-upon-Avon and the beautiful Cotswolds within easy striking distance, Ridgeway Farmhouse is the perfect choice for a break in the English countryside.

When staying at the farmhouse, you can enjoy the many events held throughout the year at Ragley Hall, including Classic Ibiza, Fireworks Champions, and DogFest – made all the more important with the farmhouse being dog-friendly. Or perhaps you’re staying for your own celebratory event, with Ragley Hall known as a popular Warwickshire wedding venue. Take a look at the Ragley Hall website for information on the nearby activities, or simply sit back and enjoy the views and sumptuous furnishings of the farmhouse for a quieter, family holiday.

Overview

Ridgeway Farmhouse sits in the heart of Shakespeare country with wonderful views in all directions and in the distance, peeping through the trees, a glimpse of Ragley Hall, the stately home on whose grounds the farmhouse resides.

The large windows and generously proportioned rooms combine with clean lines and a neutral colour scheme to create a light and stylish home that has a peaceful and calm air about it, and plenty of room for all. The ground floor is the perfect sociable gathering space with a large dining room, huge living room with cosy sofas, a wood-burning stove and double doors to the garden. Upstairs four spacious bedrooms including a master with an ensuite, and a private balcony, offer comfortable sanctuaries at the end of a busy day. Throughout the house, large picture windows put the view front and centre stage.

Ridgeway Farmhouse sits within a large wraparound garden. Roses border the front wall along with a large blackberry bush, which come autumn is laden with luscious dark fruit, just ripe for picking or perhaps turning into a pie! Meandering around the side, you'll find two Adirondack chairs perfectly placed so you can lounge in the sunshine, G&T in hand watching the birds of prey soar overhead, and then to the rear, a large lawn where a cantilevered parasol casts shade over the outside dining table and chairs, and a wood-fired hot tub where you can relax in the warm water and soak in the view to your hearts’ content.

Ground Floor

The front door opens into a useful entrance porch with stone flooring, coat hooks and a large wicker umbrella stand.

Cloakroom:
Tucked under the stairs is a handy ground-floor cloakroom with a toilet and hand basin. There is also a door from the cloakroom to the boiler cupboard.

Dining Room:
Forming the central hub of the house, the spacious dining room features a stunning wooden, pedestal table surrounded by leather chairs to seat eight comfortably. A large window spans the width of the room overlooking the garden and fields beyond. It’s a light and airy room that suits everything from lazy breakfasts and Sunday lunches to sociable evening meals.

Living Room:
With a huge picture window to the front, a window to the side and French doors to the garden, the living room is a light and bright, welcoming space, where you’ll definitely want to spend some downtime. Two large oatmeal sink-in sofas sit at right angles to the wood-burning stove, whilst a 55” Smart TV affords everything needed in the entertainment stakes. Marble-topped lamp tables provide handy spaces for drinks and resting books, and a pretty armchair is thoughtfully placed by the doors, creating a cosy nook where you can curl up with a good book or just contemplate life as you soak up the countryside views. There’s a covered patio just beyond the French doors.

Kitchen:
The well-equipped kitchen is practical and functional with all the equipment needed for a self-catering stay. There’s an eye-level electric oven and grill, induction hob, dishwasher, microwave, and a fridge-freezer along with plenty of cupboard space.

Utility Room:
This really useful space houses a washing machine and a tumble dryer, along with the iron and ironing board, it’s also an ideal place to dry off damp doggies after countryside rambles. The utility room leads to an inner hallway with a door to the garage and the outside.

First Floor

Stairs lead to the spacious first-floor landing and four delightful bedrooms.

Bedroom One:
Chances are there may be a little debate over who gets this room. A wall of glass leads to a private balcony, the super king-size bed is perfectly positioned so you can wake up to the glorious countryside beyond. Finished in shades of pale grey, with pops of colour from cushions and the bedside rugs, this is a peaceful and calming retreat. Plenty of storage comes in the form of two large three-drawer bedside tables, a large ottoman at the foot of the bed and a four-drawer chest of drawers, topped with a pair of table lamps and a large mirror. Wall hooks with wooden hangers ensure there is somewhere to hang clothes too.

Ensuite:
The spacious ensuite has a large, frosted window to the front allowing in plenty of natural light, a step-in shower cubicle, a double-ended bath, and a toilet, bidet and hand basin. There’s also a large well-lit mirror and a shaver socket.

Bedroom Two:
This lovely room is another spacious bedroom with a super king bed which can be made into twin beds on request. The large picture window, framed by floor-length curtains showcases the ever-present view. Night console tables, with reading lamps, stand on either side of the bed, and there’s a wide three-drawer chest of drawers and wall hooks with wooden hangers for storage.

Bedroom Three:
With corner-aspect windows, the view from this room takes in the quintessentially English panorama of an old oak tree standing tall and statuesque in the centre of fields. The grey upholstered double bed faces the rear window, pale limed oak bedside tables stand on either side and there’s a dark blue chest of drawers and wall hooks with hangers for storage.

Bedroom Four:
Last, but by no means least, the fourth bedroom is another double, this time with windows to the front and side. Wall hooks with hangers and a five-drawer chest offer plenty of storage whilst bedside tables with reading lamps are placed on either side of the bed.

Family Bathroom:
The spacious family bathroom features a bath with a shower over it, a toilet, a handbasin with a magnifying mirror and a light with a shaver socket above it. The frosted window ensures there is plenty of natural light.

Outside

Ridgeway Farmhouse is blessed with a fabulously large garden which wraps around the house. Roses, creepers, and blackberry bushes clamber across the front wall, and as the lawn curves around the side of the house, the wire fence is shrouded by a hedgerow. The garden to the rear is edged by a low hedge and has plenty of space for picnics and garden games, to one side lies an eight-seater wood-fired hot tub. There’s also a large wooden dining table to seat eight and a large sun parasol for alfresco dining. Ridgeway has parking for four cars on the private drive.

Perfect for our family get together

Verified Up Front Reviews
We had an amazing stay at Ridgeway Farmhouse! It was the perfect spot for our family get-together — our son came over from the USA with his fiancée from Bournemouth our daughter and her fiancé and grandson travelling from Lancashire, and we flew in from Ireland, so it was a great central location for us all. We were celebrating two engagements and two birthdays, and the house was ideal. It’s not the prettiest from the outside, but inside it’s lovely — really comfortable beds, plenty of space, great social areas, and gorgeous views. The wood-fired hot tub was a big hit and warmed up much quicker than we expected! Alison, the housekeeper, was super helpful and very friendly when we called. We also really appreciated the lovely welcome of cake and wine — such a nice touch. The only small downside was having to bring our own towels for the hot tub (it’s mentioned in the listing), which is a bit tricky when you’re flying. But honestly, that’s the only thing we could fault. Overall, we absolutely loved Ridgeway Farmhouse and would definitely recommend it. A brilliant place for a family celebration!

Fantastic stay

Verified Up Front Reviews
We had a gorgeous 3-night stay at the Ridgeway Farmhouse in September. The house is spacious, well-equipped and beautifully furnished with lovely views over open countryside to Ragley Hall. With plenty of parking, a well-maintained property and the arrival pack was very welcome. An excellent stay. Not sure I would bother with the hot tub again, as it’s tricky to light and manage the temperature.

Extremely pleasant location. We awoke to the sound of sheep, music to the ears of New Zealanders. The home was spacious and comfortable. The views were exceptional.

We had a lovely time, thank you. The views were spectacular and a great outside space. Also plenty of room inside and well proportioned, we were 7 and didn’t feel at all squished. The house was well equipped with little touches like comfortable seat pads for outside furniture and outside blankets which were much appreciated. Linen and towels were of good quality. Plenty of hot water. We will recommend and might even be back.

We had a wonderful stay here in the Cotswolds. The house was absolutely beautiful, in a stunning location and there was a lovely touch of a cake and wine on arrival. The hosts were friendly and really helpful. Highly recommend and will love to come back!!

We loved staying at ridgeway farmhouse for a family reunion wk end The property was clean warm and welcoming . We loved the large round dining table and the spacious sitting room with woodburner and wonderful views across open countryside. The bedrooms were also stylishly and tastefully decorated with lovely cotton bedding and we felt the house had a restful calm feel about it. The responsiveness of the host was excellent when we had a query. The short drive to Stratford on Avon was straightforward. Thank you for a wonderful stay. We would definately consider returning.

The overall experience is excellent. My feedbaxk would be that the house is quite tired particularly outside with patio cracked and slabs dangerous to walk on. Also the house was full of flies continually through our stay. The cleaners on arrival said there was a problem and felt that I’d this is ongoing there should be thjngs in place to eradicate or control this. Understand near a darn bit it was persistent with continual flies all the time particularly in kitxhen. Bedding was excellent and towels etc. supplies were good too ir toilet rolls cleaning facilities etc. would stay again but do feel owners need to upgrade certain areas particularly for safety.

Very nice stay

Verified Up Front Reviews
Our stay at ridgeway was absolutely perfect, the lodge was clean, beautiful and there were some really nice special touches that made our wedding weekend exist that little bit nicer. We made use of the hot tub and bbq, and Alison was perfect at communicating what we needed to do. Everyone thoroughly enjoyed their stay, and the coffee and walnut cake was to die for! Thankyou to all the staff at bootable retreats for our lovely stay.

Life in the countryside at it's finest

Verified Up Front Reviews
Ridgeway Farmhouse is not only beautifully furnished, immaculately clean and on a generous scale, but it also boasts one of the finest views imaginable: Think a vista of pastoral surroundings overlooking the sweep of a richly wooded estate in the middle distance and a glimpse of fading hillside landscape stretching far beyond. Nothing of all this timeless splendour, visible from nearly every window and deliciously embracing the garden, hints at the fact that you are not in the remote seclusion of some backwater but acually ideally located for several of the most appealing cultural venues in the country: Stratford-upon-Avon with it's sublime theatrical enterprises by the Royal Shakespeare Company is in the immediate vicinity, and the heritage sites of some of the greatest Cathedrals are easy to reach too, not to mention Oxford, or even London - both swiftly accessible on the Great Western Railway from nearby Evesham. But the delightful market town of Alcester, the gorgeous villages, excellent pubs and rural walks immediately on the doorstep vie for a visitor's attention just as much. Returning then, to the relaxation of the garden, the well equipped kitchen and the hot-tub at the serenity of Ridgeway Farm is a true delight. We were wonderfully looked after by Alison Vaughan and her team and can find no other words of recommendation than an all-encompassing "Thank-you!" and an earnest aspiration to return to a holiday-home that deserves that epithet in an almost unparalleled fashion. Amazing!

An amazing stay

Verified Up Front Reviews
We had a cracking time at Ridgeway as a family. The property was really nice with excellent views and facilities for adults and kids alike. The communication with the management was excellent as well, and a home made cake and wine waiting for us when we arrived was nice touch. The only downside was that the property has no gate to the drive at the front, meaning if you have a dog that likes "explore" you need to keep it on a lead as the garden wraps around to the front with no separation. Not sure if it's just in the process of being replaced but with a fast road and working farm outside meant we couldn't fully relax with the dog off the lead. Bit of a shame as it's an amazing garden space. All in all though a great place and great value for money.

Good but spoilt by festival

Verified Up Front Reviews
Ridgeway Farm is a large property with beautiful views. However the latter part of our holiday was spoilt by a large festival held on the Ragley Estate. We were not told about this on booking so were surprised when a stream of cars arrived down the side of the garden. Pollution and noise increased, our privacy was intruded on and the view was spoilt by tents, caravans and cars. Do your research before booking if you are looking for a peaceful holiday! Alison, the housekeeper was very responsive but we had far too many issues for a one week holiday. The blind fell down repeatedly in one of the bedrooms and we had to leave it closed because it couldn’t be fixed. One of the sinks was blocked on arrival - if this sink had been cleaned then I would have expected them to know about this before we arrived. There was also a strong chemical smell from the toilet downstairs. We were told this was the oil boiler. This is right next to the dining room so quite unpleasant. The main bedroom was very comfortable but the other beds were very soft mattresses and the other adult in our party found it uncomfortable. Ok for children. If you are looking for local walks from the door, this was difficult and there was no information provided on where you could walk. When we walked around the Ragley Estate we were told this wasn’t allowed but Alison was unsure where we could walk. The road at the front of the house is 50mph and doesn’t feel safe to walk on but there is a gate out the back to the Ragley Fields so it is very confusing where you can walk. Facilities within the house were great and it is well stocked with everything you could need. Unfortunately the internet went down just as we arrived and although they provided a back up it was very slow and unreliable for the duration of our stay. Looking up areas we could drive to for a local walk was very painful especially once the festival arrived and phone signal was rubbish too. In summary, we wouldn’t return to Ridgeway Farm but the area is beautiful and the views are as stunning as they look in the photos.

Wonderful property in a fabulous location

Verified Up Front Reviews
We found this house to have everything we needed for a fabulous weekend with friends. The attention to detail is fantastic and it seemed that every decision the owners have made has been well thought through. There were 8 adults and lots of space for us to enjoy a social weekend. The BBQ and outdoor facilities were great and the hot tub is an added bonus. The views from the property are absolutely stunning and 3 out of the 4 bedrooms have this view. The exterior of the building doesn't quite match with the fabulous interior and facilities and views at the back of the property. The service we received was outstanding, particularly when we had a query and an emailed response was very quick. Certainly recommend a stay at this property,
