The private terrace is an ideal spot for taking in the sunset views over the old orchard after a day of exploring. Step inside and you’ll find two comfortable bedrooms and a light-filled living room, warmed by a wood-burning stove. With Stratford-upon-Avon, the Malvern Hills, and the beautiful Cotswolds all within easy reach, and the village pub within walking distance, Little Owl Barn is well located for a stay in this charming part of the country.

Overview

Sitting on the fringes of a tiny hamlet, along a quiet lane, Little Owl Barn is a contemporary, detached barn conversion overlooking orchards and the surrounding countryside. A network of footpaths, bridleways and lanes weave through the landscape and are ideal for exploring on foot or on two wheels.

This spacious barn offers a comfortable retreat for four guests. On the ground floor, you’ll find a beautifully equipped kitchen, with everything you need for a self-catering stay. At one end there’s a sunny dining nook, which is a lovely space for your morning coffee. There’s a spacious living/dining room with bi-fold doors leading to a private terrace, a large corner sofa and comfy chair giving plenty of seating for four, a dining table and a stylish wood-burning stove in the corner. There’s a large smart TV for rainy days and evening entertainment. The shower room for the barn is also on the ground floor. Upstairs you’ll find two bedrooms; one king size and one twin and a second WC.

Little Owl Barn occupies a quiet setting to one side of the owner’s farmhouse, with beautiful orchard views from the private terrace. This is a lovely area to enjoy alfresco dining and relax on sunny afternoons when the weather is kind. Watch for rabbits and woodpeckers and if you are lucky, the owls that roost in the orchard. With nothing but the sound of birdsong and the wind in the trees, it’s a place where you can easily while away the hours. To the front of the barn is private parking for two cars.

Ground Floor


Entrance Hall:
A quarry tile floor adds a splash of warm colour to the entrance hall and leads you to the rest of the ground floor.

Kitchen:
The light, contemporary-style kitchen looks out over the front courtyard and to the rear towards open fields and apple trees. It is well-equipped with everything you could need including an electric oven and hob, double sink, microwave, fridge with ice compartment and washer/dryer. There’s also plenty of storage and worktop space. A breakfast table and four chairs are perfectly positioned by the French window, where you can sit and enjoy your breakfast in the morning sun or relax with the morning paper.

Living/Dining Room:
This spacious room is the hub of the house and offers plenty of space for all to relax. There’s a large corner sofa and armchair, a wall-mounted smart TV, and a contemporary wood-burning stove to ward off the chill during winter evenings. Bi-fold doors lead out to the terrace and bring the outside in. The dining table offers a more formal space for evening meals and is an ideal spot for board games and jigsaw puzzles.

Shower Room:
The fully tiled shower room features a cubicle shower, WC, hand basin and a heated towel rail that keeps things toasty.

First Floor


Stairs lead to the landing where you’ll find a full-length mirror and chest of drawers, giving useful storage for guests in either bedroom.

Bedroom One:
The super-spacious master bedroom is furnished with a king-size bed with bedside tables and reading lamps, a wardrobe with lots of hanging space and shelves, a chest of drawers and a Freeview TV. Through the two Velux windows, are far-reaching views across the surrounding fields and orchard.

Bedroom Two:
The second bedroom is also well-appointed and furnished with two, full-size single beds, a central bedside table and reading lamp, and a chest of drawers with a mirror above it. This pretty room has a lovely view through the two Velux windows to the surrounding fields and orchard.

Toilet
Between the two bedrooms is a toilet with a wash basin and vanity unit.

Outside

Little Owl Barn has the most wonderful rural views from a private terrace at the rear, over the owner’s fields and orchard to the Malvern Hills which can be glimpsed in the distance. There’s a charcoal barbecue and a large garden table and chairs to seat four. To the front of the barn, there is parking for two cars.

Supermarkets and Shopping: Guests have the choice of two, well-stocked, village shops: Peopleton Village Store & Post Office (2 miles), and Upton Snodsbury Store & Post Office (2 miles). For larger supermarkets, head to Pershore (6 miles), where there is a Co-operative Food Store and Asda; or Worcester (8 miles), where there is a Waitrose and Sainsbury's. Hillers Farm Shop (10 miles) is an award-winning farm shop with fabulous local produce and an excellent deli.

Eating Out:
  • March Hare, Broughton Hackett – country pub, known for their carvery.
  • Toast, Flyford Flavel – highly regarded breakfast and brunch spot.
  • The Chequers, Crowle – lovely pub with menu of local produce.
  • Ounce, Bishampton – unique steak restaurant.

Walks: There are lots of walks from the door as well as a multitude further afield. Head to the Georgian town of nearby Pershore for riverside walks, or to the Malvern Hills – these are graded as moderate to strenuous, but the views more than make up for it. Bredon Hill has several circular walks that you can bookend with visits to a welcoming local pub. Or maybe visit one of the National Trust properties nearby.

The Location

Ideally situated for enjoying both the Cotswolds and the Worcestershire countryside, there is much to enjoy on the doorstep. Visit the Malvern Hills, explore some of the many Cotswold towns and villages or head for the bustling town of Stratford-upon-Avon, the birthplace of William Shakespeare. There are also several National Trust sites to visit such as Croome Court and Gardens, Coughton Court, and Hanbury Hall. Lovely barn conversion. Very helpful owners on hand to help when needed. Beautiful views. Comfy bed Kitchen well equipped, could have done with kitchen roll and dishwashing mop supplied. Very thoughtful hamper provided eggs, milk biscuits etc. As shower room was downstairs, could have done with blinds over front door area as no privacy walking down the stairs past the door to reach the shower, but we managed ok. Delightful lounge and patio area Hope to visit again

Me and my wife have just spent a lovely two days at little owl barn. The barn is spotlessly clean and comfortable. Out the back is a lovely old horse and her little companion who come over and say hello. The hosts are very accommodating and friendly There is a great pub about a mile away that serves great food ( the breakfast is highly recommended).
