Overview
Ledge View sits on a country lane surrounded by countryside and magnificent views. The adjacent property, Hill View Rise was a former Dutch Barn, whilst Ledge View started life as a Nissen hut. To the front are views over the Vale of Evesham whilst beyond the woodland on the other side of the road lies Dover’s Hill, home to the Cotswold Olimpicks, fabulous walks, and truly magnificent views.
The simple design and décor give the impression of space and light. The ground floor is open plan with a well-equipped kitchen area, a large living space with a comfy corner sofa and wood-burning stove, and a dining area with a wooden table that seats six. To the rear is a ground floor bedroom and an accessible wet room. There is also a handy cloakroom with a W.C. in the rear hall.
Upstairs are two further bedrooms. The bedroom to the front has fabulous views over the Vale of Evesham, on a clear day you can see the Malvern Hills in the distance. The rear bedroom has views over the peaceful fields beyond. The sun tube on the landing fills the space with natural light and there’s a family shower room, which sits between the two bedrooms. Fitted stairgates are in place at the bottom and the top of the staircase and there is underfloor heating throughout keeping you warm and toasty on even the coldest of days.
To the side of the property is a lawned area with a circular wooden picnic table and bench.
Ground Floor
Living Area:
A ramp from the driveway leads directly into a light and spacious, open plan living/kitchen and dining area. This spacious area is filled with light and the unique curved walls showcase the heritage of this former Nissen hut perfectly. There’s a cosy log burner and a comfy corner sofa that will seat five, a large coffee table plus an armchair perfect for curling up in with a good book next to the fire. In addition, there’s a 40” smart TV, plus games and plenty of book, maps and information about the local Cotswold area stored on the shelves beneath.
Kitchen/Dining Area:
To the left of the space is a well-equipped kitchen with a large picture window offering beautiful distant views over the Vale of Evesham. The kitchen has plenty of storage, an electric range-style oven and hob, a large fridge/freezer, dishwasher, and washer/dryer.
The dining area is separated from the kitchen by a breakfast bar with four wooden high stools, perfect for socialising with a coffee or glass of wine whilst the chef(s) in the party whip up something delicious. The dining area also features a white wooden country-style dining table that seats six.
There’s a handy cupboard to the left-hand side of the fireplace which stores the iron and ironing board and vacuum cleaner. To the right, a door leads to the rear hall with a ground floor WC, a rear door to the outside, and the stairs.
Cloakroom:
WC with washbasin.
Bedroom One:
Leading from the dining area there is a door through to the ground floor bedroom furnished with a super-king-size bed (can be made up as a twin on request), bedside tables and reading lamps, chest of drawers, and open shelving unit with a hanging rail. This spacious room makes the most of the lovely rural outlook at the rear of the property with a large glass door and door height window. This room is perfect for those less mobile as it also boasts an accessible en-suite wet room.
En-suite:
Designed as an accessible wet room there are plenty of grab rails, a low-level hand basin, W.C, and an open shower with a fixed seat.
First Floor
Stairs from the rear hall to the first floor. There is a sun tube on the landing, which fills the space with light on sunny days.
Bedroom Two:
This light and airy room has wonderful views of the rolling green fields to the rear of the property, where you’ll often see sheep munching on the lush grass and rabbits playing. The neutral décor is wonderfully calming and there’s plenty of space to relax, there’s a comfy armchair, perfect for quiet contemplation whilst soaking up the rural views. The super-king size bed is a zip link so can be made up as a twin on request, the room also features bedside tables with reading lamps, a dressing table with a mirror, and a wardrobe with mirrored doors. In keeping with the heritage of the building, the ceiling features the traditional curve of corrugated steel.
Bedroom Three:
Similar in style to bedroom two, this spacious room features a zip link super-king size bed which can be made up as a twin on request, bedside tables with reading lamps, dressing table with mirror, wardrobe with mirrored doors, and an armchair. The large window offers fabulous views over the front of the property and the Vale of Evesham to Bredon Hill and on a clear day, across to the Malvern Hills.
Shower Room:
Situated between the two bedrooms the bathroom features a step-in shower cubicle, W.C, and built-in vanity unit with storage and a washbasin. There is also a shaving point and light over the mirror.
Outside
To the front of Ledge View is the shared gravel driveway also used by the neighbouring property, Hill View Rise. A gravel pathway runs around the perimeter of the building and to the side is a lawned area for use by Ledge View with a circular wooden picnic bench. Sit here with your morning coffee and listen to the birds overhead and the sheep calling to each other in the surrounding fields. There is ample parking for four vehicles directly outside the property. Guests bringing a dog must keep their pet on a lead at all times when in the garden and should supervise young children when playing outside.

Ledge View is in a rural location and a car is recommended. There is a Budgens in Broadway (3.9 miles) and a wonderful deli called Fillet and Bone in Chipping Campden (1.2 miles). Evesham is 7.5 miles away and has several supermarkets including Waitrose, M&S Food, Aldi, Tesco, and Morrisons.

Ledge View sits on the edge of Dover’s Hill, which has excellent walking and is part of the famed Cotswold Way, which stretches 102 miles from Chipping Campden, through the rolling countryside to Bath in the south. Head right out of the front gate, up the hill, after about 100 metres you will come to a footpath that joins the Cotswold Way. Dover’s Hill is also the location of the Cotswold Olimpick Games - a celebration of early rural sporting events for amateurs. Events include King of the Hill, Championship of the Hill and the crowd favourite, Shin Kicking. The sound of the band and the glow of the flaming torch procession will linger in your mind long after the last shin has been kicked.
Take a day to walk to and from the Ebrington Arms, 5 miles away, which produces its own Yubby beer as well as serving delicious food. Follow the Cotswold Way to Chipping Campden and then take the Heart of England and the Diamond Way to Ebrington.

The instructions/directions were first class and on arrival there was a very welcome pint of milk, tea & coffee and some lovely biscuits awaiting us. The building is quirky, extremely comfortable, well-maintained and has everything you need for an enjoyable visit. Having the downstairs bedroom and shower room was perfect for our party, as we have someone with mobility issues, and the 5 adults were very easily accommodated. The upstairs bedrooms and bathroom were amply sized, with comfortable beds in each room. The kitchen is well fitted/kitted out, and everything is so well maintained.
A great place. We'll see you soon, I hope.

A home away from home.

We hasve stayed at Ledge View on numerous occasions and always had a lovely holiday. Wether that being an adventure around the Cotswolds or a comfy relaxing time by the log fire, we always enjoy our stay.
We chose this particular property becuse one of our party is partialy disabled and the downstairs bedreoom and wet room are ideal, so any potential guest thinking about staying here, please put your mind at ease, it's ideal. On this occasion we did, unfortunatly, have to call out the paramedics at short notice and very late at night. We were initialy worried that the ambulance would not be able to find us, but we were very releaved to note that this was not the case, they turned up in swift time and could find us easily, so once again, and potential guests should not worry about this.
We would thouroghly recommend to anyone and will certainly be back in the future. In fact, our next visit is already in the diary.

Ideal accommodation for friends and a dog

We stayed for 3 nights at Ledge View, which is in a wonderful location near to Chipping Campden, Broadway and other beautiful Cotswold villages. The Nissen Hut was unique and very well appointed, decorated, clean and tidy. It shares the grounds with a much larger hut, which was unoccupied at the time we stayed, but which would be great for a large group of people. Ledge View was the perfect accommodation for 4 adults (beds for 6) and a lively Cocker Spaniel, who loved the outdoor space and the nearby National Trust land at Dover's Hill. It was especially beneficial having the downstairs bedroom with accessibility friendly wet room, for our friend who has mobility issues. There were two other large double bedrooms upstairs with a shower room and also a downstairs toilet. The open living, kitchen and dining spaces were large but very comfortable and homely. The kitchen had everything we needed, except for a wooden chopping/bread board, which we felt would be a welcome addition. We were very grateful for the thoughtful provision of 'starter' items, e.g. milk, salt, pepper, washing up liquid, body wash, hand soap, toilet paper, although we did also come prepared with our own supplies too. There are plenty of books, puzzles and games and information about local attractions. Overall, we thoroughly enjoyed our stay and would recommend Ledge View as a great place to stay.

Ledge View accommodation is in a stunning location of Weston Subedge.
The house is beautifully furnished, with 3 large bedrooms, fully equipped kitchen to a high standard.
Regrettably I have one gripe, cobwebs hanging from the ceiling.
