Once a derelict Dutch barn, Hill View Rise has been transformed into a unique, reverse-living holiday hideaway. This spacious converted barn sleeps eight guests in four, large double rooms - two downstairs and two upstairs - with three bathrooms (two ensuite). The upstairs living room and covered balcony, with outside seating, afford breath-taking views down to the Vale of Evesham and across to the Malvern Hills. The Cotswold Way and walks to popular Cotswold pubs are on the doorstep, while Broadway, Chipping Campden and Stratford-upon-Avon are all nearby. The barn has a large garden, easy-access parking for five cars and accepts two well-behaved dogs.

Overview

As you turn into the drive, there’s no doubt that Hill View Rise provides a wow factor, with its impressively high front elevation. This is a modern barn conversion that has retained the original design, with its typical outer metal frame, but has a central wood-clad core to soften and add warmth. The first-floor covered balcony simply invites you up to go and enjoy the view - and you won’t be disappointed.

This reverse-living holiday home has two double bedrooms and a family bathroom on the ground floor, plus a handy utility room. On the first floor is the kitchen-dining room - with access to the covered balcony through French windows - a living room with a woodburning stove, and two spacious ensuite double bedrooms (each can be made up as a super-king size double or twin). All the rooms have floor-to-ceiling windows, making this a light and bright retreat with a lovely view from every room. The bedroom flexibility, space and modern conveniences make this a great base for walkers, an extended family, a wedding group or a friends’ get-together.

To the far side of Hill View Rise is a large lawned garden with fantastic views over the surrounding countryside, offering the chance to see stunning sunsets. Guests are provided with a picnic table and bench set and a charcoal BBQ. The house shares a gravel drive with its sister property - Ledge View - but has its own carport (for two cars) and a total dedicated parking area big enough for five cars.

Ground Floor


Entrance Hall:
Open the front door into a spacious hallway, with polished limestone flooring and a large chest of drawers that’s handy for storing maps, hats and gloves.

Bedroom One:
This light and bright bedroom has a full-height window (lockable) that opens directly out to the garden. It is furnished with a super-king size bed (can be twin on request), bedside chest of drawers and reading lamps, a dressing table with a chair, mirror and hairdryer, and a triple, glass-fronted wardrobe with hanging space and shelves.

Bedroom Two:
The second ground-floor bedroom is set up as a twin (can be a super-king double on request) and also has a full-height window (lockable) that opens out to the garden. It is furnished with bedside chest of drawers and reading lamps, a dressing table with a chair, mirror and hairdryer, and a triple, glass-fronted wardrobe with hanging space and shelves.

Family Bathroom:
Conveniently situated between the two bedrooms, the bathroom has a full-size bath, cabinet shower, WC, and a wash basin with a mirror and shaver point.

Utility/Laundry Room:
The well-equipped utility room has a sink, washing machine, clothes airer, ironing and cleaning equipment, storage cupboards, plenty of room for boots and shoes, and a large dog basket. There is a back door out to the garden and a rotary clothesline. Muddy dogs can be washed off at the tap by the hut and then brought into the utility room to dry off.

First Floor


Carpeted stairs with a banister lead up to the reverse-living space, the covered balcony and two ensuite double bedrooms. A permanent stairgate is provided at the top and bottom of the stairs:

Kitchen-Dining Room:
This convivial, open-plan room has a fully equipped kitchen with a long island that divides the cooking area from a dining table, which comfortably seats eight guests. The kitchen island provides plenty of preparation space along with a sink and four bar stools. There is an electric, 5-ring, 3-oven stove, a dishwasher, a freestanding fridge and freezer, a microwave and all the small appliances expected in a self-catering holiday home. French windows open from the dining area to the covered balcony, making it super easy to entertain al fresco.

Covered Balcony:
Accessed via the dining area or the living room, the covered balcony is an inspirational addition to the barn, providing a fantastic place to eat any meal, enjoy the stunning view and the sunsets over Bredon Hill, the Malvern Hills and the Vale of Evesham.

Living Room:
With its floor-to-ceiling window and French doors out to the balcony, the living room is a beautifully light room with an amazing view over the trees to the distant hills. In the winter, light the wood burning stove and curl up on one of the four-seater sofas while watching a film on the smart TV.

Bedroom Three:
The first of the master en-suite bedrooms has a floor-to-ceiling window (with safety lock) with a view out to the woodland behind the house. It is furnished with a super-king size bed (can be twin on request) with a bedside chest of drawers and reading lamps, a dressing table with a pouf, mirror and hairdryer, a double chest of drawers, a comfy armchair, a full-length mirror, and a large double wardrobe.

En-suite Shower Room:
The en-suite is fitted with a cabinet shower with a single shower head and a washbasin with a mirror and shaver point.

Bedrooms Three and Four share a connecting, lockable fire door.

Bedroom Four:
The second master en-suite bedroom is set up as a twin room (can be super-king double on request) and has a floor-to-ceiling window (with safety lock) with a view over the garden and distant hills. It is furnished with two single beds with bedside chests of drawers and reading lamps, a dressing table with a chair, mirror and hairdryer, a tall chest of drawers, a comfy armchair, a full-length mirror, and a large double wardrobe.

En-suite Shower Room:
The en-suite is fitted with a cabinet shower with a single shower head, WC, and a washbasin with a mirror and shaver point.

Outside


Hill View Rise has a large, lawned garden to the side of the house. Guests have the use of a BBQ (stored in the shed across the parking area) and picnic table and bench set. The garden is fenced to the rear, giving it a private, secluded feel, with just the sound of birds, sheep and the wind in the trees to accompany you. The garden is open at the front to the driveway, which is shared with guests in the adjacent holiday home. Guests bringing a dog must keep their pet on a lead at all times when in the garden and should supervise young children when playing outside.

Hill View Rise is in a rural location and a car is recommended, though the local pub (the Seagrave Arms) serving food and drink is just a mile away. There is a Budgens in Broadway (3.9 miles) and a wonderful deli called Fillet and Bone in Chipping Campden (1.2 miles). Evesham is 7.5 miles away and has several supermarkets including Waitrose, Marks and Spencer Food, Aldi, Tesco, and Morrisons.

Walks:

Ledge View sits on the edge of Dover’s Hill, which has excellent walking and is part of the famed Cotswold Way, which stretches 102 miles from Chipping Campden, through the rolling countryside to Bath in the south. Head right out of the front gate, up the hill, after about 100 metres you will come to a footpath that joins the Cotswold Way. Dover’s Hill is also the location of the Cotswold Olimpick Games - a celebration of early rural sporting events for amateurs. Events include King of the Hill, Championship of the Hill and the crowd favourite, Shin Kicking. The sound of the band and the glow of the flaming torch procession will linger in your mind long after the last shin has been kicked.

Take a day to walk to and from the Ebrington Arms, 5 miles away, which produces its own Yubby beer as well as serving delicious food. Follow the Cotswold Way to Chipping Campden and then take the Heart of England and the Diamond Way to Ebrington.

  • Broadway Tower (3.5 miles) - a folly, a wartime bunker, café and shop. It’s the second highest point in the Cotswolds - on a clear day you can see 16 counties

  • The GWR Steam Railway from Broadway (5 miles) to Cheltenham
  • National Trust properties: Hidcote Manor Gardens (5 miles) and Snowshill Manor (5 miles).

Hillview Rise is beautifully situated in the heart of the Cotswolds, fabulously central for friends to travel from across the country for a weekend together. Ample parking and plenty of space. The conversion is great, allowing four spacious bedrooms, plenty of bathroom facilities, a large kitchen diner and a roomy television room with a log burner. The upside down living was fine for us but infirm people might struggle with the stairs to the living accommodation. The property would have been perfect other than a few things which let it down. The beds and bedding were clean and comfortable but towels very small and poorly laundered - they smelt damp and unpleasant. We needed to reconfigure the modular sofa (which was also very low and unsupportive) and found playing cards and snacks underneath and between which we had to clean up ourselves. All the windows and mirrors were very dirty, and the glass shelves in the bathrooms were narrow and bowing from the wall, you couldn’t keep a wash bag in the bathroom. The kitchen was poorly appointed for us, no way could you self cater for six let alone eight people, two small and lidless saucepans and a dirty frying pan. Plenty of crockery and cutlery but we had to wash it by hand before use - no rinse aid or salt in the dishwasher and none in the property. Tea and coffee left for us but the sugar had evidently had a load of wet/dirty spoons in it and looked unpleasant. No scissors, and watching my pal fry eggs using a wooden spoon was hilarious. Customer service was good, we were grateful for a late departure time and queries were answered very promptly by text message but I can’t give Hillview Rise the five stars as a prestige property it could so easily win! As a group we wouldn’t return.

It had everything we needed and was perfect for our dog and two toddlers to run around and play. The way the property was designed and equipped was perfect, I would only suggest some fans in the hotter months as it does get very warm. Overall we would definitely love to stay here again.

We stayed at hill view rise in West Subedge in August and had a great experience. The property did not disappoint and provided us with all essential utilities. Parking space was extensive and the property felt very secure. There were plenty of board games available for the evenings and the sunsets sitting out on the balcony were fantastic. The short walk to Dovers hill was an enjoyable experience and extending this to Chipping Campden was something we did on several days. I was pleased the service provided by the housekeeping team. After leaving, we realised we had left a camera charger at the property which was quickly located by housekeeping who are arranging posting back to us. Overall a great experience and I can highly recommend the property.

Lovely location - could be a little gem with some tlc. Very sparsely furnished and needs someone with a bit of imagination to walk through and smarten up. First thing to do is paint and clean carpets. A little pride in what you are offering to renters wouldn't go amiss and It shouldn't be a case of anything will do. Would recommend if this was done.

Hill View Rise is a fab house in a great location for exploring the North Cotswolds. We stayed as a family (6 adults, 2 children and a dog!) and had lots of space. The garden is great for the children and it's very close to Chipping Campden (20 min walk) and also Dover's Hill (10 min). The four bedrooms are a good size, the kitchen is well equipped and the log burner was a big hit! If you are going with children who go to bed earlier, I'd recommend not putting them in the bedroom under the kitchen as it's very noisy - we had to move ours on the first night as they kept getting woken up by the chairs scraping the floor etc. You can hear everything but it's great that the living areas get the best views so that's something we were happy to deal with! If I'm being critical, the place could do with a lick of paint as it's a little tired in some areas, and the carpets are quite stained in the downstairs bedroom, but on the whole it is a great house and I would certainly recommend to others. We'll be back!
