Surrounded by the rolling hills of the ‘wolds’ this is a walker’s paradise with footpaths leading in all directions. Filled with character and charm and plenty of original features, High Pump Cottage also boasts dreamy interiors, a wood-burning stove and a secret garden room, where you can relax, listen to music, or perhaps put pen to paper for your first novel, with this lovely escape as your muse. The highly regarded village pub is but a meander away.

Overview

Tucked away in the northern Cotswolds, where country lanes fringed with cow parsley and buttercups meander through impossibly pretty villages and sheep-filled fields, you’ll find Ebrington and High Pump Cottage. The garden path leads you past the original water pump to the front door and into a cottage that is both stylish and elegant yet still filled with character and charm. A wood-burning stove brings warmth on cooler days, whilst the beautiful, decked terrace is a place for lazy afternoons and outside dining.

The interior colour scheme of pale greys, creams and mocha ensures a feeling of light and space. Polished flagstones, exposed stone and beams are the star features of the elegant sitting room, along with a wood-burning stove. This in turn leads you through to the rear of the cottage where you’ll find a ground-floor shower room and a beautiful kitchen and dining area. It’s a gorgeous space and the epitome of a stylish English country cottage. Upstairs is equally delightful, with two bedrooms, a king-size and a double, and a second bathroom with a slipper bath.

Behind High Pump Cottage is a pretty cottage garden with a stunning deck and a stylish set of garden furniture, creating a very usable outside space. Relax with your morning coffee in the sunshine or enjoy alfresco dining as the sun sets. Hidden in the garden you’ll also find the garden room, a second living space for the cottage with comfortable seating, a desk and a wood-burning stove. If you can’t leave work behind this is an ideal spot. There is no allocated parking but on-street parking outside the cottage is freely available.

Ground Floor

Entrance Porch:
The tiled floor of the porch is the ideal place to leave muddy boots, and there are two rows of coat hooks for wet weather gear.

Sitting Room:
This picture-perfect room has flagstone floors, ceiling beams and a wood-burning stove in the original fireplace. A comfy three-seater sofa, matching armchair and an upholstered ottoman beneath the window offers plenty of seating and there’s a Smart TV with streaming services for entertainment. Bookshelves in the chimney alcoves provide a little light reading. It’s a room that just invites you to relax and unwind.

Bathroom:
The first of the two bathrooms is a ground-floor shower room with a step-in shower cubicle, a rainfall shower and hand-held shower head, WC and hand basin and a large wall mirror. There is plenty of shelving to store toiletries.

Kitchen:
With pale units, white walls, a window and double doors to the garden, the kitchen is a light and airy room. Everything practical you could need is neatly housed behind the doors including a dishwasher and a washer/dryer. There is a fabulous retro-style fridge freezer, toaster, and kettle and a wooden dining table with seating for four.

First Floor

Bedroom One:
Delicate shades of dark cream, palest grey and white make this a peaceful and restful room. A large, low window overlooks the pretty front garden, and the king-size bed is made up with crisp white linen and soft throws. Two double wardrobes allow plenty of storage, the Lloyd Loom chair is a place to relax and there's also a chest of drawers which can double as a dressing table and a wall-mounted TV.

Bathroom:
The first-floor bathroom has a charming slipper bath for leisurely soaks, there is a central mixer tap with a handheld shower, WC and hand basin. Natural light flows in from the roof light. There’s a mirrored cabinet where you can store toiletries.

Bedroom Two:
There is a shallow step into bedroom two. This peaceful double bedroom overlooks the rear garden to the trees beyond. The vaulted ceiling and traditional radiator add character and there’s a Velux window letting in even more light. Storage comes in the form of a half-height wardrobe with drawers.

Outside


To the front of High Pump Cottage is a charming garden with the original water pump taking pride of place. The rear garden is accessed via the kitchen. Closest to the house is a stylish decked area with an elegant outside dining set. It’s a really lovely space for relaxing and just listening to the sounds of birdsong. Beyond this is the garden room and then beyond this, the rest of the enclosed garden, which is laid to lawn and where you will find the BBQ. There is no allocated parking for the cottage but on-street parking is freely available at the front of the property.

Farm shops, delis, and markets: The excellent Vegetable Matters farm shop is just a mile from High Pump Cottage, selling locally grown fruit and vegetables, anything grown further afield is still produced within 10 miles. The farm shop also incorporates Meat Matters, a superb local butchery as well as a café selling a range of all-day breakfasts, sandwiches, and homemade lunches plus delicious cakes. Fillet and Bone in nearby Chipping Campden (2.5 miles) is a fabulous farm shop and food emporium, they also offer a click-and-collect food service. Jeremy Clarkson’s now infamous farm shop: Diddly Squat is just under a 30-minute drive. When it comes to markets, the Cotswolds do them extremely well. Nearby Chipping Campden holds a market on the second Saturday and Sunday of each month, Moreton-in-Marsh (6 miles) has a weekly Tuesday market, whilst Chipping Norton (15 miles) is on a Wednesday. Further afield other notable Cotswold markets include Cirencester and Stroud.

  • Eight Bells, Chipping Campden – a characterful pub with an extensive menu of traditional meals and a specials board (2.5 miles)
  • King Arms, Mickleton – a superb local pub with excellent food and service, plus a lovely outside dining area (3 miles)
  • Blockley Café, Blockley – much more than just a café, offering brunch, lunch, gorgeous afternoon teas daily and a popular evening dining option Wednesday to Saturday (4 miles)
  • Dormy House, Broadway – choice of relaxed and more formal dining options including a decadent afternoon tea (5.5 miles)
  • Grill by James Martin, Broadway – grill restaurant at the Lygon Arms by the renowned chef James Martin. Dine in the magnificent room where Cromwell once addressed his men (5.5 miles)

Walks: There is a wealth of wonderful countryside walks surrounding the village of Ebrington, including the Diamond Way, which runs through the village. The Monarchs Way and Heart of England pass through nearby Chipping Campden, which is also the start of the renowned Cotswold Way National Trail which meanders all the way to Bath. You will find a selection of walking information in the cottage, so you can choose the walks that suits you best.

  • National Trust Hidcote Manor Garden – renowned Arts and Crafts garden in a charming village (2 miles)
  • Dover’s Hill – spectacular views in the Cotswold AONB. Lovely walks, and bluebells in spring. Steep slopes (4 miles)
  • Batsford Arboretum – 55-acre arboretum and botanical garden. It’s beautiful all year round but truly magnificent during Autumn (6.5 miles)
  • Broadway and Broadway Tower - quintessential Cotswold village with excellent dining and independent shops. Magnificent views from the tower at the top of the hill (8 miles)
Travel:
  • Train - Honeybourne railway station (6.5 miles) and Moreton-in-Marsh (7 miles) have a frequent and direct service to Oxford and London Paddington.

This property is gorgeous, absolutely everything about this house inside and out is stunning. The picturesque view at the front of the property and all the flowers capture people as they walk past. The house, decor and layout is also highly thought of, then leading into the back garden which just is wow on its own. Pump Cottage is the very definition of a Cotswolds dream. It was charming, clean, decorated nicely, and somehow even better than we expected!! The cottage is spacious, beautifully maintained, and filled with thoughtful touches that made our stay one of the most memorable places! The setting is pure magic. Colourful wild flowers, massive roses and hydrangeas were in full bloom both on the property and throughout the village. The thatched roofs and winding paths through the neighbourhood were so picturesque, they looked like they belonged on the front of a puzzle box. Selina went above and beyond. We arrived to find a stunning arrangement of local goodies that made us feel immediately welcomed. She was also incredibly responsive and proactive, anticipating everything we might need without us having to ask. The backyard was a peaceful, beautifully landscaped and parking was very easy. Being just a 2-minute walk from the Ebrington Arms was a plus as well. I can’t recommend Selina and Pump Cottage more highly. A perfect stay in a perfect place.

It is situated in the beautiful and tranquil village of Ebrington, which is about a 15 minute drive from the main Cotswold towns. The cottage is beautiful inside. Immaculately clean with beautiful furnishings. We loved all the extra little touches and the very generous welcome hamper. The beds were comfortable, the bathrooms really clean with great shower and bath. We had amazing weather whilst we were there , so were able to sit outside in the garden in the beautiful peaceful surroundings and just chill. The cottage is in such a great place to explore the Cotswolds. We would definitely recommend anyone to stay here- it really was a beautiful place.

My wife and I stayed in Pump Cottage for a couple of nights and recommend it very highly. As others will not doubt highlight: it is very picturesque, there’s a lovely and impressive welcome box and it is well appointed. My wife has MS and was delighted at other aspects that aren’t always at the the level seen at Pump Cottage such as the level of cleanliness, the comfort not only of the beds, but the sofa too. There are also the thoughtful touches such as the handle attached to the wall on the turn of the narrow stairs, which made it easier for her to negotiate going upstairs. Selina is an excellent host - quick to reply to the one message we had to send. Despite my wife’s condition we very much hope to stay at Pump Cottage again to enjoy more of the Cotswolds.

My husband and I had a wonderful stay at Pump cottage. On arrival, the cottage was welcoming, exceptionally clean with a beautiful gift basket of goodies awaiting us. The bed was comfy with lovely cotton sheets - the complimentary pillow spray was a lovely, thoughtful addition. The bathrooms were spotless and featured gorgeous fluffy towels (and plenty of hot water). Overall, our stay was relaxing and comfortable with all of our needs catered for - we couldn’t fault it and will definitely be back!

Our stay in Pump Cottage was an absolute joy! The cottage is beautiful, warm and cosy and so clean. We were thrilled with the welcome pack left by Selina - full of treats (eggs, bread, biscuits, juice, crisps and even chocolate) and milk, butter and water in the fridge too - we felt thoroughly spoilt! The beds were very comfortable and gorgeous bed linen and the toiletries were an absolute treat. The cottage was full of lovely surprises! We highly recommend the cottage and were only sorry we visited out of season and could not enjoy the outside seating area and garden room as well which looked gorgeous. Another good reason to book to come in Spring or the Summer. Can’t wait to return!

Pump Cottage is just the most gorgeous place to stay in England. Set in the charming village of Ebrington, a stone's throw from the Ebrington Arms, and decked out with all the lovely little comforts you'd want - on either a cold winter's day or a hot summer's evening. My partner and I had a (surprise (to her)) engagement here and Selina (the owner of Pump Cottage) was absolutely brilliant in helping me to organise it - going way above and beyond. We arrived to the garden decorated with flowers, champagne, strawberries, balloons and she'd even organised the sun to be shining! Cannot overstate how amazing our stay was. 11/10 and we'll be coming back for sure.

Pump cottage, once you locate it in the small village of Ebrington, meets and far exceeds expectations on a short term rental. The cottage is immaculate and welcoming, cozy and has everything you could think of and more. The space is very well laid out, so while a small cottage it feels larger and with good weather the outdoor sitting areas give wonderful extra garden space. The local pub, Ebrington Arms, we’ll managed by Matt is a must for a good pint and meals. A short walk down Mays Lane takes you to Meat and Vegetable Matters, where you can buy excellent fresh local produce and stop at the cafe for a great coffee or lunch. There are many walking paths taking you into the surrounding countryside and many beautiful villages within a 30 minute car drive in any direction. A must stay in the Cotswolds. Deborah
