Step into the spacious living area and feel the warmth of the sun as it pours in through the floor to ceiling windows, which transform into doors when pushed. Burrow yourself into the comfortable, multi-seat sofa before drawing your attention to the room’s crackling wood burner – perfect for warming cold toes or furry friends. Switch on the TV, pour a glass in front of the fire or pull out a board game and make the most of the living area before strolling over to the kitchen to plan dinner. Equipped with an oven, a separate fridge and freezer and a combined fridge/freezer, coffee machine you can make snacks, a platter or dinner to serve up on the long-length table that lies adjacent to the bird print feature wall.

Bedroom One
Sink back in pure luxury with this tropical themed bedroom. Decked in jungle patterned wallpaper and complete with a sumptuous king-sized bed, warm lighting and access to the balcony, it embodies a distinct boutique feel that’ll have you nodding off in style.

En-suite
Bedroom one’s en-suite feels equally as elegant, with glistening ivy green tiling and a lit-up mirror adding a touch of glamour. A hand basin, WC and shower over the bath sign this room off on a high note.

Bedroom Three
Bedroom three blends breathtaking design with panoramic views of the park. Swathed in a playful bird print wallpaper and punctuated by floating shelves, it conjures up a real boutique feel. As the sun rises, slide open the doors and slink onto the balcony to tune in to the soothing sound of the natural world.

Bedroom five has an undeniable feeling of calm to it, transporting you to a nautical paradise thanks to seaside tones, coastal artwork and a skylight from which sunlight streams in. Two cosy single beds provide room for all the family while a chest of drawers offers space for belongings aplenty.

Bedroom two is imbued with a hotel feel that we just can’t get enough of. Cast in mustard yellow with on-trend panelling and a capacious king-size bed, it’ll have you yearning to stay way past checkout day.

En-suite
Matching the elegance of bedroom two, its en-suite has a shower, WC and hand basin, and is detailed with pristine ink blue tiles and a glowing light-up mirror.

Outside


Outside, Goslings' decked terrace hosts a 12-seater table and Ninja BBQ, pizza oven and airfryer, ripe for plating up farm shop finds. Enjoy spectacular views whilst tucking in as the sun dips below the skyline before slinking upstairs to the glorious first floor balcony where you can slouch back in one of two rattan chairs while you sip a nightcap to the soft sound of evening birdsong.

Nearby Cirencester (6 miles) is a fantastic shopping destination with a diverse range of independent and boutique shops. There are also a selection of well-known high street brands including Joules and Waterstones. Regular farmers’ markets are held on the 2nd and 4th Sunday of the month and a charter market on Mondays and Fridays. You will find a deli in the Corn Hall Arcade.

If you are looking for designer brands, Swindon McArthurGlen outlet (15 miles) is worth a visit for a bargain.

Walks:
Cotswold Water Park is a fantastic location for walking. Leisure maps are available both online and from the main visitor centre.   • Goslings sleeps 12 guests, with a maximum of 10 adults. The bunk beds in bedroom six are only suitable for children up to the age of 13.

The Location

The Lower Mill Estate at Cotswold Water Park is a luxurious setting for friends and families to gather and make the most of this unique location. This is nature’s playground where you can take to the water on a kayak, canoe, paddle board or katakanu, or stay on land either on foot or two wheels. There are fantastic opportunities to view the resident wildlife from birds to beavers, and fishing is available (license required). Tennis courts, an outdoor heated swimming pool and sauna are also available to all guests at the Lower Mill Estate. Visit Cotswold Country Park and Beach for a traditional family day out by the water. We stayed for 4 nights. The site itself is lovely with trails, pools and different activities to be involved in. The house, Goslings, is a good sized house for a multi family get away. The open living area is great to hang out in, especially with the fire on and the views over the lake. The kitchen is well stocked with everything you need, although it does leave little cupboard space for the items you bring yourself. Having 3 bathrooms meant no queues for the shower, and there is good water pressure and always hot water. The house is tired in parts, items hanging off the walls, blinds that don't close and others covered in dead flies, the coffee machine leaks water over the counter and floor. The fireplace was hard to operate properly and flooded the house with smoke on 2 occasions, I also had to clean a shower head as it was so scaled up. Main gripe was the mattresses on the bunk beds were completely uncomfortable and you felt like you were lying directly on springs once a bit of pressure was applied. This was reported after 1 night and an offer of more duvets was made and accepted, but never arrived. We just had to pad the beds out with what we could find, but wasn't great for the kids, or customer service. Overall, the house was a good find, although the price seems to have gone up significantly since we booked and the faults would feel less acceptable when paying a premium.

Excellent venue for a family gathering of 9 adults, two children and a baby. Plenty of room at the table and in the kitchen diner. Just wish we had more than a weekend. We would have used the BBQ and outside seating. The children used the swimming pool which was described as “superior “ Use “What Three Words” as provided as the estate is a rabbit warren. We were a bit disappointed that all the houses were so close and Goslings is semi detached, which I don’t remember being in the description of the house when booking. There was no real privacy when on the terrace. Luckily there was no one in the house that overlooked our terrace. There was a welcome pack of biscuits , tea and coffee and a bottle of Prosecco, which was lovely- but there was no milk to have a cup of tea (until our Tesco shop was delivered! ) I did mention this to the lady that delivered two tea towels but no milk arrived!! My husband and I ( Grandma & Grandad ) arrived first and would have loved a cuppa! The house was very well equipped and each bedroom had an electric tower fan. However the two attic rooms were still hot and stuffy with only velux windows. The shower in the bathroom on the first floor was very small. The en-suite in the main bedroom had a shower over bath which was tricky to get in and out of. The shower room on the top floor was excellent! A nice walk in shower. It was a busy Bank Holiday weekend but we were also disappointed to find we had to book the football and tennis court and they were fully booked ( kids were able to join in with others at the football) and we had to book swimming as soon as booking became available at 10am. It was a bit like being at Centerparcs. Having said all that, our Grandchildren, who range from 12 to 18 enjoyed going to another lake to paddle board as did the grown ups ( Clearwater is small and more for the wildlife) The new Ninja grill/air fryer on the patio was great( better and safer than charcoal BBQ) and there was also a new Ninja pizza oven which we didn’t use. The details need updating on the website as there was no need to bring charcoal with us. The table seated all 11 of us comfortably and there was plenty of seating inside and out. All in all it was a good fun family weekend.

Stayed at the Goslings at the Lower Mill Estate for my parents 50th wedding anniversary - there were 10 of us, ages ranging from 7 to 73. The house was perfect - everything was very clean, there was plenty of crockery and cutlery, lots of fridge space and comfy beds. The house is overlooking a lovely lake with ducks wondering around. You can choose to chill or do lots of activities. The house is a few mins walk to a cafe, tennis courts, a small gym and pool complex. There is a very warm indoor pool and a heated outdoor pool that had lots of sunbeds. There is also a little lake to dip into at the back of the building. You need to book the pool the day before via a phone number. There is an activity centre, where you can book canoeing and paddle boarding, and there is another outdoor heated pool, a trampoline and more tennis courts. I would def recommend if you want to get away for a multi-generational break.

We enjoyed our stay. Kitchen was very well esuipped and the location of the house was good, giving access to all the amenities. It was a busy weekend so lots of queuing to book swimming but overall all on site facilities were goog. Lovely location with excellent walks.

From check in to check out we had a fabulous time. The house is perfect for a large group and we were 11 adults and 2 babies and never felt cramped or in top of each other. The house is set up for everything and facilities are brilliant. We did a big 30th birthday meal on one evening and the kitchen and literally every pot pan or serving plate we needed. We visited the spa and used the pool and again couldn’t fault it. Communication was brilliant. All in all a fab holiday home and we will definitely return.

The house is exactly as shown in the photos. Bathrooms are immaculate and large, fluffy towels are provided! The kitchen is really well equipped for a large group to cook and eat at home. Lots of wine and champagne glasses and even dog bowls are provided! The house is situated right in the heart of the estate, next to the restaurant, tennis courts and spa and we used EV charging points only a stones throw away. We’d absolutely love to stay again.

Stayed with extended family the weekend before Christmas and had a lovely time. Property is clean and well equipped, only issue was the oven was a little small for a 6.5kg turkey but that's unlikely to be a problem for most of the year! It would also be great if the estate had better signs, it's quite hard to find the right property if you arrive in the dark.

From the minute we opened the front door, it was as it was advertised. We were well notified of how to check in, some lights and music welcomed us, the view amazing. Although the bubbly to enjoy was missing on arrival. Great position within the site, great facilities within, everything you would need. Just two small things, as a large family there was lack of a food cupboard to store non fridge items. Wouldn’t need to be big as there is plenty of fridge and freezer space. And maybe a bigger table at the front to eat as well as the back as that gets the sun. Food at the restaurant and takeaway pizzas were fantastic, but evenings you would need to book. Lots of activities for the whole family of three generations with the youngest being two and a half and two teenagers, the spa and pool amazing, but you have to queue for sessions during weekend day sessions, and I found the locker codes difficult to see my age and I wasn’t the only one. But overall fantastic, would definitely recommend and go again, the site and concept of living in luxury close to nature, brilliant. We had regular visits from ducks, moorhens, and squirrels on the decks. But could see cormorants, herons out of the window on the lake. We were all very sad to leave.
