Tucked away in a conservation area, in the heart of the small but perfectly formed Cotswold village of Nether Westcote, Crofter’s Barn is a delightful rural escape, just for two. This former threshing barn dates back to the 18th century and is packed with original features including stunning beams and stone walls, and offers space and privacy, both inside and out, in abundance. The interiors are light and airy thanks to the sympathetic conversion into a beautiful holiday home. An impressive Cotswold stone fireplace with a wood burning stove is a real focal point, whilst a stylish extension enhances the space and brings the outside in.

Overview

Lying just off the main Stow-in-the-Wold to Burford road, Nether Westcote is a peaceful and quiet village lined with pretty stone houses and an excellent pub. A five-bar gate leads to a private gravel driveway and the pale, time-weathered Cotswold stone of Crofter’s Barn.

The barn lies end on to the drive, and two stone steps lead up to a stable-hinged front door. Inside, the open-plan ground floor is spacious and filled with light from the dining room extension, which boasts huge windows on three sides and views of the garden. The cosy living area is warmed by a wood burning stove sitting within a beautiful original fireplace, and polished stone floors reflect the heritage of the building but ensure it also evokes a modern feel. There’s a compact but well-equipped kitchen and a ground floor cloakroom. Upstairs is no less enchanting with a spacious and supremely comfortable bedroom with views over the rear garden, and a generously proportioned shower room.

Crofter’s Barn enjoys the luxury of both space and privacy. To the rear of the barn, accessed from the driveway and the dining area is the garden which is enclosed by stone walls and laurel and conifer hedging. The patio area sits on one side and is surrounded by fragrant lavender bushes. Bordering the lawn is a long, trough-style stone water feature with fountains. Spend warm summer evenings enjoying the fresh air, with the sound of water trickling nearby and the echo of birdsong in the trees.

Ground Floor


Entrance:
From the stable-hinged front door, there are three stone steps which lead down into an open-plan living room and dining area. Stairs to the first floor rise from the right.

Living Room:
This charming living room is both cosy and light and airy. Original timbers and stone walls take centre stage, as does a wood burning stove that sits perfectly within a Cotswold stone fireplace. White shuttered windows grace three walls allowing the room to fill with light. Two comfy two-seater sofas, with cushions and soft throws, face each other in front of the fire, a wooden chest sits between them, ideal for card games, placing a drink or a good book. When it comes to reading there is plenty of choice, with two bookcases filled with a selection of novels. There is also a selection of board games, a TV with an integrated DVD player and Freeview. This is a calming and restful room, a lovely place for relaxing evenings after a day of exploration.

Dining Area:
The open-plan space flows into the dining area, which is a stylish extension of the original barn. With a vaulted ceiling, large windows on all three sides and two sets of double doors to the garden, this is an open and sunny room. The dining table seats four comfortably and there are two rattan occasional chairs where you can sit looking out to the water feature and garden. Underfloor heating keeps the polished stone tiles warm, whatever the weather.

Kitchen:
The compact but well-equipped kitchen has everything you need for a self-catering stay including a gas hob, oven, fridge-freezer, washer-dryer, and a full-size dishwasher. There is plenty of storage within the white, shaker-style cupboards and a variety of equipment for preparing delicious meals.

Cloakroom:
Behind the stairs, there is a ground floor cloakroom with a WC and a storage cupboard that houses the boiler and vacuum cleaner.

First Floor


The stairs are carpeted and lead to a galleried landing.

Bedroom One:
The lovely room is decorated in shades of pale grey, white and duck egg blue and is spacious and well-appointed. The comfy king-size bed stands against an exposed stone wall, which is a striking feature and is made up with soft white linen, soft cushions, and a cosy throw. There is plenty of storage with a wardrobe and a chest of drawers along with two bedside tables with reading lamps. The deep-set window looks out to the rear garden, with glimpses of the countryside beyond.

Bathroom / Shower Room:
A stylish and spacious bathroom features a large step-in shower cubicle, WC, and a vanity unit with storage. The large Velux window lets in plenty of natural light. The light switch is actually a pressure sensor tile in the same spot you would expect the light switch to be, just press the tile and there will be light!

Outside

One of the best aspects of Crofter’s Barn is the amount of privacy with the outside space. To the front of the barn is a spacious gravel drive with plenty of parking, to the rear is a fully private garden, enclosed by high hedging and a stone wall. A patio sits to one side, encircled with lavender and the little bistro table and chairs is a lovely spot for evening drinks. Beyond this, there is a lawned area, bordered by a long, stone water feature.

Both Upper Rissington (2.5 miles) and Burford (5 miles) have a Co-op and Stow-on-the-Wold (5.5 miles) has a Tesco. Chipping Norton (8.4 miles) has a wide choice of supermarkets including Waitrose, M&S, Aldi, and Sainsbury. Both Burford and Stow-on-the-Wold have a range of unique and independent shops including an excellent cheese shop, art galleries and more. There are also some excellent farm shops dotted around the area.

We enjoyed our stay very much at Crofters Barn. It was comfortable, clean and an ideal location for exploring the Cotswolds. However, this is our fourth visit to the Cotswolds and the only place where we have not received a welcome pack. A few essentials like milk, bread etc would have been nice after a long day travelling. The only other thing was that the windows in the sunroom could have done with a clean. However, we would have no reservations in returning to Crofters Barn or recommending it to others.

Fantastic little cottage in an Idyllic location. We had a great holiday cycling around lots of pretty villages. The cottage is very convenient for all the locals attractions,and lots of walks straight from the door. The only negative comments is that there was no welcome pack! Only a packet of biscuits! Tea bags and milk would have been appreciated,and there was no soap in the upstairs toilet.

In general the property was good but required a bit of attention to detail in particular the windows which were very dirty. Bed linen and towels a bit tired and a bed throw which looked tatty and unclean. No soap at all in the bathroom so it was a good job we took our own. The Welcome Pack consisted of 2 x packs of cheap biscuits and some milk ! We have stayed in many many cottages ( including one of yours at Christmas which was excellent in Charlbury ) and have come to expect certain standards for this sort of price and sadly this one did not come up to the mark.

The Crofters Barn was a perfect location to visit the Cotswols. Cheltenham, Chipping Norton, Stowe, and even Bath were all within striking distance. The cottage is of high quality. Wood burner excellent and kindling etc provided - enough logs for two evenings. TV could do with an update. Would we return - yes. Big bonus was the Feathered Nest dining pub over the road. They even gave us wood for the woodburner on our last night! Terrific break.

4 night stay in November

My girlfriend and I stayed here for four nights in November 24. The property is spacious and perfect for a couple. The temperature was chilly and the wood burner was excellent. It felt very cosy throughout. The kitchen was pretty well equipped. Perhaps there could be a few more cup and glass choices but it was largely well catered for. Filter coffee was possible! The bed is a hard bed and that was the only matter that bothered me really. My girlfriend prefers it that way so was happier. The location is good, with a few walks from the door - there is a handy walking guide left for use. The circular walks are well worth doing and try and get into as many pubs as you can. All were excellent. The Feathered Nest is expensive across the road but the food was delicious and atmosphere friendly. Whilst it has a pub bit there is no noise from it. Thoroughly recommend.

Crofters Barn was a brilliantly located barn and was immaculate when we first arrived. Everything was catered for and it was very comfortable. We didn't use the log burner but we turned the heating up slightly. We did not see anyone when checking in (key safe on wall) and when we wanted some information on recycling (which was not contained in any of the documentation) the housekeeper was not responsive at all. We text her twice but nothing came back (that is why the score for Customer Service is lower). Cannot fault the condition of the place but would have been nice to speak or communicate with someone..

Was worried about some previous reviews regarding cleanliness, but the place was spotless when we arrived. Sofas were comfy and it was nice that pets aren't allowed as you didn't get that 'old dog' smell that you do in some cottages. Would highly recommend, but you do need a car to explore. Nice a quiet. Only downside was the lack if channels on the TV - we assumed there would be freeview (so BBCiPlayer at least), but it was just tv channels, so that was a bit disappointing. All in all a lovely stay though.

We again enjoyed our short break at Crofters Barn - superb accommodation and location. One small disappointment was that external patio areas had not be seen to and there was a noticeable amount of debris ( dirt and fallen leaves ) on the surface areas referred to. One further point - could the home owner perhaps leave a small amount of cooking oil and seasoning in the property - it would be most appreciated. The above would not put us off from visiting Crofters Barn in the future, but if those factors could be seen too then there would have been icing on the cake.

This was our third visit to Crofter's Barn. It is perfectly located for our needs and we always find it presented in excellent condition. Usually the weather is much warmer than this summer, and as a result we always pack our own loungers so we can sit out in the garden. If your visit coincides with a spell of good weather, and you do wish to sit out, we would recommend you do the same as us. We are keen walkers and there are lots of trails in the area, many of which you can do directly from the front door. Most include a welcome refreshment break half way around. Many of the area's attractions are only a short drive away too and we have visited many locations over the years. Stow can get too busy on a weekend however, with parking near impossible. The train station at Kingham is only a short drive away and can get you to Oxford and onto London for those who want to venture further afield. Book tickets to London as far in advance as possible, to get the best deal and always (always) book seats too. It's a lovely spot and we will no doubt return for further visits. We have no hesitation in recommending Crofter's Barn which if it does nothing else, will let you brush up on your "reversing through a gate" skills!

Needed a quick 4 day break in our favourite part of the country. Booked with Bolthole Retreats previously and very impressed, consequently we searched their website first. Crofter's Barn ticked every box for us. On arrival the location, comfort, decor, cleanliness went beyond expectation. Ideal property for a couple with plenty of space, very comfortable and centrally located to all the attractions in the heart of the Cotswolds. When we hopefully visit the area again later in the year and we will be staying at 'Crofters Barn'.

We just returned from 5 days at Crofter's Barn. What a perfect Cotswolds retreat! It is cozy, not cramped, tucked in with the other pretty homes in quiet Nether Westcote. We had a fire each night after walking for miles. The location is ideal for exploring other towns including Stonehenge (an hour and a half but worth it) The Feathered Nest Inn is right across the street for a cocktail or dinner - although we cooked in as well. Everything you need is in house. Our lone complaint was our inability to contact the local housekeeper Debbie by either phone, text or email. Fortunately, Bolthole Retreats was very responsive to our needs when we could not reach Debbie.

We spent a happy week exploring the beautiful Cotswold villages, not to mention the many good pubs in the area.The cottage is very welcoming and comfortably well furnished, plenty of space for a couple. The kitchen is well stocked with plates, glasses, utensils, pots and pans, etc. and the garden, though small, is a charming and unexpected plus on a warm summer’s day. The Feathered Nest pub is just across the road and offers a good restaurant and large grounds with lovely views of the countryside. We will happily return when we get the chance.

Had a lovely 3-night stay at Crofter's Barn. it's in a great location for exploring the Nothern Cotswolds. The cottage is easy to find but is away from main roads and is oh-so quiet and peaceful. Everything you need is provided and is comfortable, clean and well-maintained. Didn't go to the Inn opposite as it was closed the first couple of days and is quite pricey, but enjoyed two very good meals at The King's Head Inn in nearby Bledington. Recommended.

The cottage is beautiful inside and out. Set in a quiet but convenient location with all amenities and attractions close by. We look forward to staying here again. The cottage was immaculate throughout, the bed was comfortable. The underfloor heating in the bathroom and large shower were great. Due to the open plan space downstairs and travelling in January the cottage was very cold when we arrived, not really and issue as we located the boiler and turned the heating on and lit the wood burning stove. It took a few hours to warm up. I would recommend packing some warm clothes if staying in winter as it can still be on the cool side in the lounge /dining area. My recommendation to the owners would be to have a small dressing table or large mirror in the bedroom as there was no where to sit and dry my hair. Thank you for a wonderful stay.

Great accommodation, it was very clean & tidy. It had everything you could require and more. It was centrally located for the Cotswolds but isolated so that you new you were in a very rural location. The accommodation file was extensive and accurate, there are some really good restaurants that are recommended, we enjoyed eating out each evening. The conservatory was lovely to sit in and relax after a busy day exploring the area. We would definitely use this again.

Crofter's Barn is quiet, beautifully presented and well located. The open plan lounge diner is lovely and bright, but also warm and cosy with the wood burner, and the bedroom is very comfortable. 10 minutes to Stow or Burford - both just fantastic for shops and places to eat. And the same distance to Daylesford Farm, with its excellent restaurant and shop. The pub right opposite, the Feathered Nest, is great (and we heard no noise at all). Some small points: the kitchen needs a cupboard in which to store food - we had to leave it all out on the counter top - and we were only left 2 small logs for our first fire which disappeared within an hour! The bedroom also needs a dressing mirror. Note - there is no smart TV, so no access to iPlayer or Netflix etc, only Freeview channels. Not a problem for us on a short stay but odd in this day and age - especially as the wifi there is so good. I did raise some maintenance and cleaning issues with the owner and got a very positive response. Excellent help, also, from Bolthole Retreats when I got the booking dates wrong! All in all, a great little place to stay.
