Overview
Turn down the gravelled driveway and you’ll immediately feel like you are stepping back in time as you park and turn to face 300-year-old Butts Farm. This Grade II listed barn conversion has been in the same family since the 17th century, with the current owners converting the barn in 1992 into a beautiful property, sympathetically maintaining the cottage's traditional character yet providing every modern convenience with a contemporary interior design.
Butts Farm is the perfect property for a family gathering or friends get-together, with its fully equipped kitchen and spacious, yet cosy, living room and dining area. The downstairs twin room, with adjacent W.C. and downstairs shower room, would suit guests with limited mobility (though not wheelchair friendly). Upstairs are four double bedrooms, one en-suite and two sharing a family bathroom and the downstairs shower room.
The owners have gone to great trouble to encourage wildlife into the garden and the outside of the building, with little owls regularly seen nesting at the end of the property and threatened insects making their home there. At the rear of the farm, there is a secluded garden with a patio, fire pit and large picnic table, (which is moved under the archway in the winter). The garden can be accessed via the kitchen or the dining room. Englands, the community playing field, is across the lane and guests are free to use this for outdoor games or to wander over with a picnic blanket in hand to watch the local cricket club playing their matches.
Ground Floor
Kitchen:Step through the stable doors into the spacious, fully equipped kitchen with its impressively high, vaulted ceiling, original beams, flagstone floor and country cottage kitchen units. The kitchen is dual aspect, looking out over the garden on each side and has a side door leading out to the garden and patio, making it easy to carry food outside for outdoor dining. An antique wooden table sits at the centre of the kitchen and comfortably seats 6 (the dining room is used for main meals and seats 8). The kitchen is equipped with a large, U.S.-style fridge-freezer, dishwasher, new Rangemaster cooker, hob, oven and microwave.
Utility Room/Downstairs Shower Room:
This spacious multi-purpose room is both a Family Shower Room, with a corner shower, W.C., washbasin and heated towel rail and a Utility Room with a washing machine, double sink, iron and ironing board.
Living-Dining Room:
This stunning, open-plan room is Butts Farm’s showstopper, and what really makes it an ideal place for family or friend gatherings. The Living Room has a large wood burner set into an original stone fireplace and is furnished with three large sofas, comfortably seating all guests around a solid oak coffee table. One of the sofas can become a double bed (only suitable for children). A large, flatscreen smart TV and a bookcase with local reference books and guides are provided for rainy days and relaxing evenings. French windows open out to the gravelled parking area.
Off-set from the seating area is the beautiful Dining Room, which features a high ceiling reaching up to the gables, with original beams and stone walls. A very large, antique pine dining table comfortably seats eight guests and doubles as a ping pong table…bats, net and balls provided! The dining area also has two farmhouse chairs and a gorgeous doll’s house. French windows lead out to the garden, and a handy side door opens onto the patio and the outdoor seating area.
Bedroom 5 – downstairs twin room:
This pretty, downstairs room is carpeted and furnished with two full-size, single beds, a shared bedside table and reading light, a rocking chair, a chest of drawers and a bookcase with a selection of local reference books and novels. The room features an exposed stone wall and two long castle-like windows that look out to the driveway.
Downstairs W.C.:
At the end of the hallway, next to Bedroom 5, is a handy cloakroom with a dual flush toilet and washbasin.
First Floor
At the top of stairs pause a moment to look down at the Dining Area and up to the fabulous, vaulted ceiling before heading to Butt Farm’s four upstairs bedrooms and two bathroomsBedroom 2:
Featuring original beams and stone walls, this en-suite double bedroom is furnished with a standard double bed on a Victorian style, wrought iron bedframe, with bedside tables and reading lamps. A large hanging area is provided, behind thick curtains (the travel cot is stored here), and a chest of drawers with a mirror above.
En-suite/Shared Family Bathroom:
A door opens directly from Bedroom 2 into the en-suite bathroom (can be locked on either side for privacy), with full-size bath, and handheld shower (for hair washing only), washbasin with light and shaver point.
A second door opens from the landing into the bathroom (can be locked from the inside for privacy), making this bathroom available to other guests.
Bedroom 3:
This beautiful double room features a thick oak beam - originally part of a ship! – and original stone walls. The room, with its accents of gold, is furnished with a standard double bed, bedside tables and reading lamps, a chest of drawers with a mirror above, and a hanging rail.
Bedroom 4:
Furnished with Victorian style double bed and bedside tables and a hanging rail and shelves for storing clothes and personal items. This bedroom also has an ancient ship’s timber across the width of the room.
Bedroom 1 Master bedroom with en-suite:
The impressive en-suite master bedroom features a striking oriental wall hanging, a king-size double bed on a chrome bedstead, and a massive ship’s timber. The room is furnished with bedside tables and reading lamps and an antique oak wardrobe.

Outside
Butts Farm is approached via a long, gravelled drive, which leads to the parking area (to the left) and the main door into the house (to the right). At the rear of the property is a lovely private garden, with a grassy area, large picnic table with room for everyone to eat at, and a fire pit. Poulton is a small but thriving Cotswold village with a traditional British pub, The Falcon Inn, serving British modern food, and featuring locally brewed cask ales (booking essential). My family and I had a lovely stay here for 2 nights. The property was really spacious with plenty of room for 9 adults and children to get ready for a wedding. The kitchen is fully equipped with everything you'd need and the property had a really homely feel. We wish we could have stayed longer and would definitely consider staying again 🙂

Much needed family getaway

From the moment we arrived at Butt's farm we were blown away.
There is ample parking, and the instructions on retrieving the key for the house was very clear.
The pictures do not do the converted barn justice. It is absolutely beautiful inside and out. The bedrooms were furnished with soft and luscious pillows and duvets, the beds were super comfy.
The kitchen was almost over equipped (not a complaint!)
The lounge / dining room is spacious with lots of seating.
We thoroughly enjoyed our stay!
A few points we found:
The TV is too small for the size of the lounge, and the netflix button didnt work. (only wanted to use this for our toddler)
We had to lift the main 'front' door to unlock and lock it which was a little bit difficult.
When we arrived we had a text from the house keeper making us aware that the previous guests had lost the spare door key, and 2 of the bedroom keys, which meant that we were unable to close 2 of the bedroom doors, this was only an issue as we have an almost 3 year old who was very busy enjoying exploring the house! I'm sure the housekeeper/ owners have resolved this now)
Thank you for an amazing stay, we really needed some family time, and we will definitely be returning!

It was a great place for a large (mainly adult) family birthday celebration get-together. Light & airy and enough room for 9 of us to have space!
Everything was as described on the website and lots of information provided in the welcome pack. The information folders in the house are getting rather worn, with pages pulled out - could do with a refresh & checking that info is fully up-to-date. More info needed on recycling - bins in kitchen are well-marked (but nowhere for glass) but all bins at the end of the drive are not. Confusion over where glass bottles went...!
Shame the "family" bathroom can't have a full shower as well - but do see that it wouldn't be easy to do.... 🙁
Can highly recommend The Falcon Inn for a meal (booking advisable). They have a back room suitable for a group of up to 12. Also the village hall is usually available to book, if a larger gathering was required for part of a day/evening.
Overall an excellent place for a large group of couples.

We booked to have a family celebration. We were a party of 8 adults,2 children and a baby.

We arrived and were met by the owner who was very welcoming.
We were very disappointed with the general condition and cleanliness of the cottage.
We were expecting a rustic property,but did not expect the dust,cobwebs,and grimy condition of most rooms.
The paintwork was very worn,and the radiators rusty.the ovens were not clean,and some of the pans and trays were dirty.
The only onsuite shower did not work as most of the water came down the wall,not the shower head.The alarm went off for a few seconds during the night(I take it the batteries were running flat)
the entrance door was very low(which is usually in a period building) but there should be warning signs,as more than one person knocked their head.
It' s such a shame,as it could be a lovely holiday let,but it needs attention.

Mostly good but..

It is a nice property, comfortable for us 6 adults and three small children.
We were dismayed to find that the property was stone cold when we arrived (as scheduled) at 4pm on a very cold winter's day! The instructions said it would be cosy and warm but in reality the timer setting was 4.30pm-8.30pm! Hopelessly wrong. Fortunately most of the family did not arrive for another hour or two by which time it was warming up downstairs, however, not upstairs for children's bedtime! The heating then stayed on during the night!
We were celebrating my wife's big birthday so were pleased to see that the inventory included flutes so we could do her justice with bubbly. However, the collection of glasses were a motley lot and didn't appear to have any flutes! Not a disaster but disappointing.
Sadly one of the kitchen chairs had a completely broken leg, fell off with moving it. This was obviously hidden by the previous people and not spotted in the cleaning and house check. Also in this category were the bulbs which didn't work (and there were no correctly-shaped replacements). Overall we enjoyed a good weekend but the care, checking and preparation for visitors did not meet our high expectations.

Great location and space but in need of some TLC

The accommodation is in a lovely quiet village not far from Cirencester. The village cafe at Priory Court was closed for refurbishment whilst we were there and the local pub (The Falcon) does not welcome dogs but we had some truly lovely meals out in local pubs a short drive away, e.g. The Bear in Cirencester, The Bell at Sapperton; The Crown at Ampney Brook.
The house just needs some TLC and it could be amazing. A kitchen cupboard knob was stuck on with blutak; the two toilet flush handles which I used did 360 degree turns. The flooring in the downstairs utility room was very unstable and covered by a rug. The blanket put over the seat of the large sofa was dirty. Some of the beds didn't have headboards.
Only one Asda liquid handwash was left with an inch of soap in the bottle for 8 people/6 sinks. Drawers did not fit properly. Instant coffee (not fresh coffee), and a pint of milk were left as a welcome.
The BBQ, which we didn't use, had used briquettes in it and there were a few dirty dishes in the dishwasher..
We did like staying in the house, based on its size and location. We just think it could be so much better, if a little bit of money was spent on refreshing it, plus toiletries and a proper welcome basket.
So we would recommend the property, just be prepared to take your own liquid soap and bread, butter, jam, snacks etc.

Lovely place for an unforgettable stay

Our stay in Butts Farm was the most lovely experience. Adam welcomed us with some Easter bunnies for the children egg hunt and a very nice bottle of organic red wine for the grown ups. The farm is amazing, provides for the most comfort, the beds are amazing and the common areas make for the greatest shared activities, from ping-pong to puzzles and board games. The kitchen could be improved a bit (for example a couple of anti-adherent pans, and the lower drawer of the dishwasher needs to be fixed, as it derails when pulling out), but otherwise it is spacious and able to cater for the 11 of us with no problem. the living room is the space we used the most, with the fire lit to warm us, the sofas and blankets, the big tables for all the activities and the TV for a film in the evening.
I wish we visited the Cotswolds a bit later in spring, when the weather is a bit better and the trees have more leaves, but luckily the house was the highlight of the holiday.
It is pricey, and I think that paying all that money is worthier if you spend a lot of time in the house. If you are only sleeping there, maybe a bit too expensive.

A beautiful, well equipped and spacious cottage in a picturesque village. Lovely spacious living and dining room and, as a group of 9, we didnt feel cramped, and a huge coffee table was perfect to sit around and play card and board games. Good secure back garden for dogs. Plenty of parking spaces. Falcon Inn, within walking distance, is a must. Lovely food and service. Would highly recommend and would come back. Only minor feedback is: it would be good to provide tea towels for the non-dishwasher items.

We had a fantastic stay at Butts Farm, with all the family, 11 in total. Great location, easy to find, could also check in a bit earlier, which was very helpful. We also had flowers, card, wine and bubbly!!!!! Family came from Devon and Nottingham!

House suited us well

Lovely property with good sized bedrooms. Well appointed kitchen and plenty of seating inside. Unfortunately whereas the surfaces were dusted, the cobwebs every where were terrible. It really wouldnt take long to sort but every beam was coated with dust and cobwebs. They were even hanging from the tops of the curtains and every corner. It made the place feel dirty which was such a shame. Towels were also far from good, very hard and scratchy. The outside was lovely with plenty of parking but the weeds and grass really need sorting before guests. The weeds at the front were a foot tall! I would recommend the property if these things were sorted

Butts Farm could & should be fantastic but in reality it was extremely tired & wasnt true to the photos. On arrival the property was extremely unkept on the outside & needed smartening up! For the amount we paid - the property needed a deep clean throughout, we found other peoples hair balls on the carpets, damp beds, cigarette butts, dirty glasses left outside, unusable fire pit & the list is endless! We booked this to celebrate a big family occasion, very disappointed!
We also tried to contact the owner on 3 occasions, he still hadnt replied.

Great family gathering venue

We were a family of 10 attending a wedding at a nearby venue and Butts Farm was the ideal place, it was very comfortable and spacious especially when we all had to get ready, we enjoyed the next day relaxing and having a family barbecue in the garden in the evening. The house is well equipped, plenty of hot water for us all.
Poulton is a lovely friendly village, we watched the local team playing cricket and had a delicious breakfast at nearby Gilbertine kitchen cafe which is within walking distance.

A beautiful house to stay in which accommodated our family of 10 + toddler + 2 dogs perfectly. The secure garden was ideal for us all and our dogs
Some of the kitchen equipment could do with an update though and the children were disappointed to find that the table tennis net couldn't be clipped to the table.
There was also a bit of the stair gate missing but we had a wonderful relaxing time and were sad when it was time to leave

The house was ideal for Christmas and all the people staying there.
However, there were a number of shortcomings, especially in the kitchen where a number of items were unusable due to lack of cleanliness and rust. All the cutlery had to be cleaned before use and there was a limited number of same type glasses, especially wine glasses.[not enough for 12 people].
The location for us was perfect, and the rooms were relatively clean.

The property is excellently located. Unfortunately the heating barely works so it was very cold during our stay. The fire helped but was not enough to heat the property properly. There were also lots of cob webs. The water pressure was terrible and the water temperature very uneven. Overall I would rate the property as fair but it wasnt the most comfortable stay.

We had the pleasure of staying at Butts Farm for four nights in June.We were a party of 8 adults and were very comfortable with the accommodation and facilities.We had some minor issues after the first night that were dealt with immediately and in such a friendly and professional manner.The weather stayed dry and we were lucky enough to be able to use the bbq.One thing to point out the two hobs are electric and was not easy to work out how to control.
All 8 of us would definitely recommend a stay at Butts Farm and we would definitely like to return in the near future.

Great Weekend Getaway for the family

We used the property as a collection point for our wedding party and the venue had plenty of space for our family to come together in readiness for the next day. The accommodation is nicely laid out with plenty of places to sit and chat. The table tennis was fund. We were not able to enjoy outside because of the weather but there was plenty of room indoors. The wine on arrival was appreciated as was the provision to milk, tea, coffee etc. A really good place to stay particularly if you are a large family attending one of the nearby Wedding Venues - ours was Stone Barn. 3 bath/ shower rooms and separate toilet and washing facilities enabled everyone to get ready at the same time. The only extra thing that would have been helpful was a full length mirror. Also ours is a fairly tall family - so watch your head on arrival !! At least 4 of our party ended up with bumps.

Beautiful, characterful and spacious barn

The barn is every bit as attractive inside and out as the photographs suggest. We stayed on a very sunny and hot weekend, and the barn stayed nice and cool. There is a lovely shaded area in the garden, and we were able to sit out. The living and dining areas are very spacious and tastefully decorated. We ate breakfast in the kitchen, and ate dinner in the dining room, and on our 2nd evening were able to sit out in the garden for dinner. We had a lovely extended family stay

A lovely place which was perfect for our group. The house was a lovely layout and very spacious. The garden would have been a nice space to sit if the weather was a bit nicer. The property has a cricket field at the back which is a great plus.
The only downside was the £500 pre authorised deposit which after a week I still havent yet received.

Preface: we had a lovely week. The village and position of the house were both lovely: peaceful and pretty, and the house is spacious and in some respects absolutely delightful, and *in some respects* well-equipped. There were two problems: (a) the house did not provide in some instances what was indicated in the description, nor what would normally be expected in 'luxury' accommodation. (Although the house is not explicitly described as 'luxury', Bolthole Retreats' website implies that all their houses are 'luxury'.) And (b) it was not clean. Given the current coronavirus circumstances, and the fact that we had paid an additional £200 'corona-clean' this does not seem good practice.

- The dishwasher did not work. It just moved the muck around. This was not surprising as the model was ancient - possibly even older than the 1992 house conversion. There was no dishwasher salt or rinse-aid. I cleaned the filter but it was a lost cause.
- One of the double beds was *not* a standard size, despite being described as such in the brochure. It was a small double at best.
- The oven was too small for a house providing accommodation for 8 adults (and provision to sleep 10). It only had one shelf. Luckily we were only 6 adults but even so we had problems.
- The showers were significantly substandard and old.
- It was not cleaned properly. Given that the website made great play of the fact that properties were supposedly cleaned and then specially disinfected, this was worrying. Plates were dirty that is, completely unwashed up! Stacks of plates with smears of cake (and birthday sprinkles on them) had been put away untouched. Cutlery was not clean (plus the cutlery drawer is a jumble of cutlery which just falls out of the back). Bins (under the bin bags) were dirty, the apron was unwashed. We found a dirty make-up wipe in a sideboard, yoghourt wrappers and food under the sofas. The TV remote was dirty.
- There were no supplies of antibac spray or wipes for surfaces (except some hand gel), and very insufficient supplies of handwash.
- The towels supplied were really damp. They had been folded and put on the beds before being properly dried.
- The property (the garden especially) had a general feeling of being uncared-for. We were not expecting a manicured garden, but the patio was not really suitable; there were old crusts on the bird table; a tatty old buddleia obscured the kitchen window; planters with just weeds in
I could go on.
- Other more minor gripes include no salad bowl/server; no breadbasket; no plastic cups or boxes; no mirror in the upstairs bathroom. And so on.
