The approach to Brock Cottage sets the scene perfectly for your arrival. Lying within the Foxholes Nature Reserve, this is a place of blissful woodland seclusion. As you emerge from the trees, the long, low building, and its sweeping front lawn with giant sculptures, is revealed before you.
Stepping through the front door, this single storey residence leaps into life with vivid, eye-catching works of art, bright colours and individual furnishings, acquired from the owners’ global travels. The building is bathed in natural light thanks to the huge windows and multitude of skylights throughout. The impressive space of the open-plan kitchen/dining/living room is a social, multipurpose hub and features a vibrantly hued kitchen, dining table and welcoming seating area with sofas gathered around a large wood-burning stove. A wall of sliding glass doors opens to the private rear garden and the patio, seamlessly blending indoor/outdoor living. In addition to the six bedrooms there are two mezzanine sleeping areas (offering useful flexibility for families), plus a cosy snug/sitting room, and a large annex, which boasts a vaulted ceiling and wood-burning stove, L shaped sofa, a kitchenette and stairs to one of the mezzanine areas.
Beyond the sliding doors is a pretty patio area with a wisteria-strewn pergola. Surrounded by the sound of birdsong and the wind in the trees, it’s a wonderful spot for alfresco dining on warm summer evenings. This enclosed, beautifully natural garden offers an abundance of space and privacy and plenty of room for kids of all ages to burn off energy. There is a huge front garden with magnificent sculptures and parking for six cars. Stunning woodland walks through the Foxholes Nature Reserve start at the end of the drive.
Ground Floor
Entrance Hall:The bohemian vibe of Brock Cottage becomes evident from the moment of arrival. Vivid fuchsia pink curtains frame the doorway, and, in every direction, there is something to look at. Unique pieces of art hang on the wall and bookcases are packed with a diverse array of reading material. Two coat stands provide plenty of space for outdoor gear and there are baskets for shoes. A welly rack stands just outside the front door.
Snug/Sitting Room:
This cosy room features two three-seater sofas on either side of an open fireplace, vibrant purple walls, dramatic wall art and a colourful rug on the floor. The TV is cleverly hidden behind the built-in cupboard on the right of the fireplace. There are double doors out to the patio and garden, and doors (down one step) into the main kitchen/dining/living area. It’s a great space for kids and teens to watch a film or simply chill out away from the adults.
Kitchen/Dining/Living Room:
This vast sunny space is a fabulous, open plan sociable hub for the whole cottage. Bespoke metal light fittings hang in the vaulted ceiling, there’s a 10-seater dining table and a cute 4-seater table for little ones, plus a breakfast bar with three wooden-backed high stools. Floor to ceiling doors run the length of the room and the roof is studded with skylights. Pale lilac walls in the well-equipped kitchen area clash pleasingly with the bright green cupboards and stunning mosaic tiles, and there is a triple oven, gas hob, American-style fridge-freezer, dishwasher and all the equipment needed for wonderful family meals, inside or out. At the far end of the room, three colourful sofas are gathered around the wood-burning stove, creating a warm and cosy place to relax. There’s also a wall-mounted TV.
Utility/Laundry Room:
Three steps lead down into the Utility/Laundry Room. Here you’ll find a washer-dryer, vacuum cleaner, mops and brushes and an iron and ironing board.
Annex/Studio:
There is a short flight of stairs with four steps from the main living area down into the light-filled annex. This useful room has a wood-burning stove, fabulous bespoke light fittings, a large L shaped sofa and a kitchenette area with a fridge, oven, and induction hob. There is also a six-seater dining table and chairs. The front wall is made up of sliding glass doors which lead out to the front garden, there are also double doors out to the rear. A flight of steep handmade stairs lead up to a mezzanine area with a double loft bed. Please note that this room has a very restricted headroom and is a small space.
Bathroom:
Decorated in vibrant shades of deep orange and red, this bathroom features a full-size bath with a shower over, WC and a handbasin tucked into an alcove. There’s a full-length mirror and natural light from the roof Veluxe.
Bedroom One:
Hidden away at the end of the bookshelf-lined hall this characterful master bedroom is spacious and airy. French doors open to the front garden and roof skylights fill the room with light. A super-king bed sits in front of a striking wall mural, hand-painted by the owner Rowan as an homage to her family home in Southern India. Wooden bedside tables are topped with reading lamps, there’s a full-length wall mirror and plenty of storage with a vintage wooden wardrobe and a chest of drawers.
Ensuite:
The ensuite bathroom can be found down four steps at the end of the room and features a bath with a rainfall shower over and a hand-held shower and twin handmade, ceramic hand basins.
Bedroom Two:
This pretty room is filled with light with windows on three sides, white walls, and a bright rug. The super king-size bed (can be configured as a twin on request) features a hand-painted room screen as a headboard and the Moroccan-inspired design can be seen throughout with intricate lanterns and a delicately tiled wardrobe. A claw foot bath takes pride of place against one wall plus this room also has direct access to a Jack and Jill toilet (also accessible from the hallway).
Bedroom Three:
Perfect for a small family or people happy to share, this L-shaped room features a king-size bed and a single bed offset for privacy. Pale pink built-in cupboards provide plenty of storage and there’s a free-standing full-length mirror.
Bedroom Four:
With primrose yellow walls, an intricate metal lantern and double doors to the garden, this lovely king-size room is filled with sunshine. There are nightstands with reading lamps on either side of the bed and built-in cupboards provide storage.
Bedroom Five:
This pleasing room is perfect for younger guests with full-size bunk beds. (We would not recommend adults occupy the top bunk.) The walls are pale blue, there are plenty of children’s games and toys and lots of floor space for playing. Double doors lead out to the garden.
Bedroom Six:
Featuring a single bed, jungle-inspired wallpaper covered storage cupboards and alphabet panels, this is a fabulous bedroom for children. Steep stairs lead to a mezzanine area with a single mattress (very low headroom). This is a perfect hideaway for younger guests.
Family Bathroom:
Sitting between bedrooms three and five this bright bathroom features a bath with a shower over, WC, hand basin and large wall mirror, all set against a backdrop of fabulous turquoise and green tiles. Animal painted steps are provided to help little guests.
Outside
Surrounded by an acre of softly landscaped, beautifully natural garden and mature trees, Brock Cottage has an expansive front lawn, dotted with impressive sculptures, a sweeping gravel driveway and a private, enclosed garden to the rear. There’s a trampoline and a swing and plenty of places for epic games of hide and seek. The wisteria-clad pergola stands above a large, paved entertaining area and gives dappled shade on sunny days, there is an outdoor dining table and a charcoal BBQ for preparing alfresco feasts.

The nearest convenience store (Londis) can be found in Kingham (5-minute drive), or you can head to Daylesford Farm to pick up some essentials (8-minute drive). Stow-on-the-Wold offers the nearest supermarket (Tesco) with a Marks and Spencer at the fuel service station for little bits and pieces. Nearby Chipping Norton (15-minute drive) also offers a well-equipped Sainsbury’s. We recommend a grocery delivery during your stay; Ocado, Sainsbury’s and Tesco all deliver to the cottage.

Somewhat of a walkers’ paradise, you’re spoiled for choice when it comes to exploring the Cotswolds on foot from the cottage. The Oxfordshire Way - winding all the way from Bourton-on-the-Water to the banks of the River Thames in Henley - also passes through Kingham; a great option for those keen to join the trail. Just down the drive is also the entrance to Foxholes Nature Reserve, a 165-acre reserve with a 1.75-mile Wildlife Walk clearly marked with badger waymarkers, the perfect place to wander with little ones.

The Location
Brock Cottage sits within the 165-acre Foxholes Nature Reserve, which is a vision of wildflowers during the spring and summer. Autumn is no less spectacular as the trees explode with colour. The house is surrounded by walking trails including the 1.75-mile Wildlife Walk through the reserve – just follow the badger waymarkers. The village of Kingham is 2 miles away and has a couple of excellent pubs, whilst the King's Head in Bledington is a 2-minute car journey or a 20-minute walk.

Brock Cottage is everything and more! Each room has so much character, so much space and it’s perfect for a few families to hang out. We were 4 x families and had plenty of space. The kids loved it - loads of outdoor space, dressing up box, millions of DVDs, games, kids books etc - they were happy in and out of the house. Kitchen is enormous and well equipped - perfect for big family meals. Gorgeous pubs within walking distance - lovely lunches at The Kings Head in particular. The decor in the house is beautiful and we loved exploring all the hidden rooms! We will be back!

Lovely location. Fantastically interesting house and garden, so much to look at and explore. Day three and I was still finding bits of art I hadn't noticed.
All very clean and well equipped kitchen. Plenty of crockery for our group.
Only slight gripe was that it was really hot weather but we felt we could've done with opening the velux windows but they wouldn't work, but then it was an extraordinarily hot weekend.
The surrounding area is beautiful and we enjoyed the walks and local villages. All in all a fantastic place to stay and we'd love to return in the future.

Delightful rural retreat

Brock Cottage was an ideal venue for my mothers 90th birthday celebration with 10 family members. The kitchen/diner is bright and airy, with a dining table for 10 and well equipped kitchen, overlooking the beautiful garden. All the bedrooms were comfortable, good quality duvets and towels. There is interesting artwork throughout the house - even if not to everyones taste! Getting to the house was a little challenging, along a pot-holed track - which added to the sense of getting away from normal life. Highly recommended!

Our family of 6 adults , 4 young children and two dogs enjoyed a memorable stay at Brock cottage,
Having navigated the potholed track with the Tesco delivery following us , the cottage appeared a most welcoming sight.
The decor and art is so colourful and interesting with quality bedding and towels adding to the relaxed comfort of the cottage. With ample room for all our needs and a well equipped kitchen the cottage fulfilled all our expectations. The little touches like the dressing up basket was a lovely surprise. The garden with enclosed trampoline and swing was well used and all felt secure. The areas immediately outside the sliding doors and the front porch could have been tidier.
The cottage is isolated but with walks on your doorstep a pub and cafe are in within easy reach. All communication with Bolthole Retreats and the owner was easy.
We had a wonderful time and would thoroughly recommend Brock Cottage.

Family Weekend

We were a party of nine family members, aged twenties to seventies, with one dog, who hired this property for a weekend get-together. Its spacious layout was perfect for our needs. A large comfortable seating area allowed us to be together, luxurious bedrooms offered downtime and a good night's sleep in comfortable beds with quality linen. Kitchen facilities were good enabling us to do a Sunday roast comfortably seated at the dining table. We BBQ'd in the large lawned garden one afternoon which was good though the BBQ needs to be replaced, though we managed.
The location is secluded, set peacefully in beautiful wooded countryside, ideal for walking Ted the dog. The property is well off the beaten track down a rough potholed track which is fine as long as you are careful and take your time. Once there we didn't venture out but should you wish to there are several Cotswold towns and attractions within easy reach.
I would definitely book this cottage again.

A group of family and old friends wanted a weekend away to relax, wine and dine and watch some rugby! We couldnt have chosen a more comfortable and spacious property. Everything was spot on - fabulous kitchen/diner/living space with big sofas and a great wood burner. Bedrooms were luxurious and bathrooms lovely. The whole place was quirky but wonderful. Highly recommend. Very responsive owner. Cafe Bruern does great breakfasts and a nice walk to get there.

Brock Cottage is a stunning property. Very colourful, with secret rooms and passageways. We were a group of eleven - six adults and five children. We loved the seclusion and the direct access to dog walks. The children adored the garden which is huge. We even had deer visit us! A great stay.

This is our second trip at Brock Cottage with extended family. It is perfect for all ages. The huge living area looks out into the garden so is very safe for children to play while adults look on. It is an original, eclectic and spacious house with comfortable bedrooms and extremely well equipped. It is in a very isolated location in a nature reserve so is quiet and all you can hear are the birds. A very unique and lovely place

Fabulous art filled house

Brock Cottage was a fabulous house for our weekend extended family gathering. The house is well equipped and full of interesting art and objects, it is an eclectic, creative space, wonderfully unique and interesting. It is large enough with numerous living spaces for everyone to have enough space. The main living space has loads of light and was a lovely room to sit and spend time. The track is quite potholed but fine taking it slow. The children particularly enjoyed the garden with the trampoline and swing. Many thanks.

Wonderful house for a weekend with old friends

We stayed here for a long weekend as an annual 'old school friends' get together and it was the perfect accommodation for us. There were 8 of us and usually we have to bunk in together sharing rooms and beds and never really sleep that well, but there were such a variety of spaces that we nearly managed a room each here. It did take us about 20 mins, and several tours around the house to find the final 3 bedrooms!! The house is wonderfully colourful and comfortable, has an incredibly well equipped kitchen, and there were plenty of logs and kindling provided to keep us cosy. Many similar properties we've stayed in, or looked at while shortlisting, just don't have the communal seating space to sit all 8 comfortably, but there was bags of space here with 3 huge sofas in the open plan area plus 2 comfy chairs, and even more in the sitting room and annex which we didn't even use. The beds were all, by all accounts, very comfortable - mine certainly was - with lovely duvets and pillows. There was plenty of hot water and powerful showers.
We did a lovely, if VERY muddy, walk around the nature reserve and to the farm shop and cafe at Bruern on Saturday for some very good cake and coffees, and bread, cheese and some other groceries to take back to the house. We also had a delicious dinner at the Kings Head Inn at Bledington, and Sunday lunch at The Sheep in Stow-on-the-Wold. All highly recommended.
We had visits from Muntjac deer in the garden which was wonderful, and the best night's sky viewing that I've had in the UK - no light pollution and a clear frosty night provided perfect conditions.
One thing to note is the very remote location (although that also adds to its charm) - I was expecting it to be remote, but the track to the house was a little rougher and longer than perhaps I'd anticipated and you need to factor that in if you have a low/old car, and I as rather glad we took some food with us for the Friday night after our drive there. It makes you slightly more reluctant to travel back and forth too much and it was much further to the pub than I'd anticipated from the description - we ended up driving rather than walking which we'd planned as the footpath was too muddy and not that pleasant to walk along the roadway. But as I said, not necessarily a negative, just something to be aware of.
Great communication with the owner, and they very kindly posted back some jewellery that had been left behind. Highly recommend Brock Cottage for a very pleasant stay with family or friends.

A unique spacious place to stay

We had the best big family Christmas at brock cottage - plenty of space for everyone, an extremely well stocked kitchen and such comfortable spaces to spend time as a family. It was the perfect balance of spacious and cosy. We loved the unique vibe and the location is ideal for exploring either on foot or in short drives to all the cotswold must-see spots. Be aware of it being very rural and not everyone would be able to access as the drive in involves dirt tracks and potholes.

Set in a very rural location Brock Cottage was perfect for our Family weekend. Tee cottage is large and rambling with memorable decoration. With 8 adults plus 5 children ages 1 to 5 there was plenty of space for everyone. We were very lucky with the weather as the garden was a perfect place to have outdoor fun.

Wonderful house for a family get together

We were a group of 8 adults and 5 children, ages 3 to 73 and this was a perfect house, set in a lovely, secluded location. Eclectic and quirky decor. The huge open plan kitchen/ living area was really sociable. The picture windows leading into the garden meant the adults could keep a watchful eye on the children. The garden was big and the kids loved the trampoline. The dressing up box was a big hit too. The house is in a nature reserve which has lovely walks. Area has lots to do. We were blessed with fab weather. Would book again.

Perfect house, perfect location

This house is so beautiful. Perfect for a family group. There were 13 of us including 5 young children aged 2 - 9. There were toys and books and dressing up clothes everywhere, secret passages (straight in to grandma and granddads room thank goodness), big kitchen, beautiful garden. The nature reserve is stunning. We were lucky enough to be there for bluebell season and it was magical. It looked like the woods were full of purple haze. The house is decorated beautifully - clearly owned by artists. Such unique and quirky pieces of furniture. There were 3 separate living areas and one was perfect to use for a movie night room for the kids both nights. We were there just two nights but could have stayed for much more! Highly recommended. Be aware that the side netting of the trampoline has holes in it so needs to be either avoided or have direct supervision. Our littlest fell right through. But it can be easily fixed and adds a whole new fun element for the kids. Just stunning.

A spacious bohemian house which was very well appointed. There was a lovely efficient log burner in the open plan kitchen/dining/sitting area and a generous supply of logs. We had a wonderful weekend and Brock Cottage. It's really tucked away surrounded by woods and countryside. The lane is long and bumpy, but the directions were good and everyone arrived safely. Each room is unique in a very vibrant and creative style. Brock Cottage has a homely feel and makes a great retreat for family and friends to hang out. The beds and mattresses were great with beautiful sheets and pillowcases and throws. Brock Cottage has everything you need for a great weekend with family and friends. This was a wonderfully quirky property with all sorts of enchanting features and furnishings. Although mid-winter, its location in the middle of woodland provided a peaceful and interesting time for adults and children alike. We appreciated the provision of a Christmas tree in the living area.

Idyllic, spacious and perfect for families

A perfect bolt hole for a get together with family and friends. Idyllic, relaxed, spacious and full of quirky art, books, nooks and places to sit and enjoy being in nature. It was wonderful. The children absolutely loved all of the garden toys, the rope swings, trampoline, dens, stream and the whole experience, as did we. We will absolutely be back!

Lovely family getaway

We loved the quirky, spacious, well equipped house. Beautiful, individual decor. Very private. Idyllic walks from the house. Perfect for our family get together. If we had to pick a negative I would say maybe the lane leading to the house - long and tricky to negotiate. Maybe some blinds in the annex would help if using that space for sleeping. All in all a fabulous holiday though, thank you.

Children friendly cottage

We really enjoyed our stay at Brock Cottage, it is in a great location and the property had lots of space. We spent most of the time in the garden which is fantastic for children! There were ample toys and books for children. The bedrooms had very comfortable beds and you couldnt hear noise coming from other rooms when sleeping. One area to improve would be the level of cleanliness - it felt like the place needed a more thorough clean, one that wouldnt be achieve-able in the time given to a check out clean.

A great stay

A fantastic house to get together with old university friends now we are all 60. Every one of us enjoyed the quirky and very interesting house which offered all the facilities we needed including a spacious kitchen/ living area which opened onto a private garden full of spring flowers. We would all love to return.
The owner was spot on too.

Gorgeous house

Stunning space, beautifully decorates and so homely. Amazing huge cooking and eating space and rooms for large family or friends or kids to expand into.
A little hard to find - better signage would help when arriving in the dark. But that was our only complaint - its a lush house.

Wonderful getaway

We loved this house. Perfect place to bring friends together for a wonderful weekend away. The house had everything we needed and was fully equipped for all the guests it can house. Would recommend this to anyone and some of our friends have even recommended it to others already.
The only small difficulty is finding the house when you arrive and getting taxi drivers who were happy to fetch us. However, it was lovely being secluded and having our own space in the countryside.
Sainsburys deliver though - which is great for all your grocery needs!

Family getaway

This is a great property for a large group with plenty of room for the kids to run around, even if the weather isnt great.
It has everything you need for a comfortable stay (although a few extra tea towels and kitchen cloths would have been useful).
The information provided ahead of our stay was well thought through and very useful. We hadnt been expecting to find so many personal items or family photographs belonging to the owners, but it didnt detract from our experience.
What was disappointing was the level of cleanliness - the linen was clean and comfortable, but the rugs and couches all needed vacuuming.
Overall a great property that we would recommend.

Ideal for a family celebration

Brock Cottage was ideal for our family celebration, bringing together three generations to mark the 80th birthdays of the two eldest of the gathering of ten members.
Each bedroom was very distinctive; the communal rooms provided ample opportunity for socialising. The cottage was spacious, so that it never felt crowded.
Excellent cooking facilities. For our main celebratory meal, we lunched at the Plough in Kingham, which was excellent.
The days were cool for June and we would have welcomed more information about how to operate the central heating , to take off the morning chill.

What a stunning property! The standard of cleanliness was great. Very spacious property, more than enough of our group of 10 adults. A quirky, creative, spacious space that is just so special. Adam, the owner, was very lovely too. Highly recommend, look no further!

A lovely space to share with friends

This was a great house with a great entertaining space but unfortunately lacked a few basic items.
Not enough toilet roll. Not enough wine glasses, no tea towel or kitchen roll. No ice and only a tiny tray to make ice.
The other issue was finding the house which was a little remote and down a dirt track.
Also we had issues with coming in cars that were unsuitable for the road up to the house.
You need to drive very slowly and strictly follow the directions provided.
Also coming in daylight for the first time was a must.
The clear directions on heating the house worked well.

Pleasant stay

The house was perfect for our group, 7 adults & 4 children. It has everything that we need.. big space, full kitchen (but no microwave), washing machine & dryer, backyard with trampoline, etc. Location was little hard to find. Overall it was a pleasant stay and I would recommend this house for other travelers.

A fantastic, homely weekend with friends

A group of 12 friends came together for a weekend, and Brock Cottage turned out to be the perfect venue, for a relaxed and happy time. The cottage is very homely and welcoming - there are lots of belongings there, rather than it being the more common style of blank holiday cottage. It is like walking into someone's home, but that makes it all the more welcoming. We were a party of adults, but the house is brilliantly set up if you are travelling with children (fancy dress costumes, space hoppers, and some quirky sleeping spaces!).
The house is decorated in a very individual way, with some interesting art choices, which provided many a talking point. The bedrooms and bathrooms were all comfortable, spacious and welcoming.
However, the heart of the house is the fantastic kitchen / diner / lounge. It never felt cramped with all 12 of us there at once, was beautifully equipped and really cosy with the wood burner on. In summer, I imagine it would be an especially lovely space with the huge patio doors opening onto the garden.
The directions in the welcome pack were well written and much needed (easy to get lost without them), and the track to the house is worth taking slowly (as our Ocado driver found out!).
We had brilliant help from Bolthole Retreats with a couple of queries before we arrived, and help in finding some lost belongings after we had left.
As we were only there for a short time, we didn't explore the local area much, although we did have a lovely lunch at the King's Head in Bledlington.
All in all, a wonderful weekend. Highly recommended.

Spacious family accommodation

Heating and hot water systems - owner controlled remotely, consequently cold water on first morning and had to call to ask for heating on Sunday early evening.
No iron.
Though 2 x high chairs and cots were agreed, only one of each was present - tricky with 1 year old twins, fortunately the one cot supplied was large enough to accommodate 2.
Very thin feather pillows, one per bed space, mentioned by everyone in the family group
Kitchen/diner/living - great family space with direct access to lawns with swings and trampoline enjoyed by all
